When 40 is the perfect number.
40 and above is event scale. Weddings where everyone stays on site for two or three days. Major family events with cousins from across the country. Corporate retreats where the team genuinely wants to be together. At this size you’re not booking a holiday home; you’re booking the venue.
These are typically estate clusters: a main house plus several cottages, barn conversions, or coach houses that add up to the headline number. Each has its own kitchen and bathrooms; the main house carries the shared spaces. Layouts vary, and the owner can walk you through which configuration matches your group.
