Holiday houses with indoor pools change the game, especially in the UK. Suddenly swimming isn’t weather-dependent. Rain hammering against the windows while you’re doing laps. Snow outside while children play in heated water. That freedom from British weather takes the stress and uncertainty out of holidaying on home soil.
Our indoor pool houses range from converted barns with glazed pool extensions to country houses with purpose-built leisure complexes to estates where Victorian swimming pools have been restored and updated. Most sleep 20 to 40 or more guests with pools designed for serious swimming, not just a splash and out situation. Typically, they’re 12 to 15 metres long and did we mention heated? Year-round balmy waters hovering around 28 to 30°C. So you can leave the insulated swim boots and bobble hat at home.
These aren’t converted garden pools with roofs chucked on top. They’re purpose-designed indoor spaces with all the infrastructure and facilities to boot. Changing rooms or bathrooms nearby. Dehumidification so the air doesn’t feel damp. You might even find other amenities like hot tubs, saunas, or gym equipment to keep the luxury spa feel going.

Indoor pools solve Britain’s weather problem. For groups planning a winter break, they transform the trip. Maybe you and the kids want guaranteed swimming regardless of rain. Perhaps you’re visiting in October to March when outdoor pools close. Or it could be you just think your celebration will really pop off with the addition of a lovely indoor pool. Say goodbye to gambling on the weather. The kids can splash about on Christmas Day, the adults can take their morning laps before the sun’s even up, and evening pool parties run whatever’s going on outside.
Indoor pools change the dynamics of your trip. You stop checking the weather apps every five seconds because you don’t need a dry day to be entertained. If anything, rainy days actually make pools more appealing. Multi-generational groups find indoor pools work beautifully: children splash supervised while adults relax poolside or in adjacent hot tubs. Evening pool sessions become social events.
You’ll find a range of different setups in the properties on our books. There are dedicated pool houses: purpose-built structures separate from the main house, converted barn pools: atmospheric spaces with exposed beams, basement pools: climate-controlled rooms often with spa features, and conservatory pools: glass-roofed spaces with a semi-outdoor feel. Most indoor pools are heated to 28 to 30°C year-round, and this is usually included in the rental cost, unlike outdoor pool heating.
Having facilitated these bookings for 16 years, we know that impeccable pool maintenance is the key to securing bookings. So, you’ll find the facilities in tip-top condition for the duration of your stay. As one group reminisced: “Had a BRILLIANT time…. the indoor pool was the highlight of the week with everyone, from youngest to oldest. Would definitely go back.”

When I was faced with having to find a large house with a pool for a family celebration at relatively short notice, Edmund at Landed Houses came straight to my aid. He responded promptly to my email enquiries, even on a Sunday, putting me in direct contact with someone who managed a property that fitted my needs; the outcome being that a superb house, with everything I need, was secured within 24 hours of my first enquiry. Many thanks, Edmund, for making the task so straightforward. If you’re looking for that special house for a party or family gathering I can recommend Landed Houses as your first port of call.

Yes, almost universally. Indoor pools maintain temperatures of 28 to 30°C year-round, with heating costs included in rental rates (unlike outdoor pools, which charge heating surcharges). Pool houses typically maintain an air temperature 2 to 3°C warmer than the water temperature so you don’t get that run-for-the-towel feeling when you get out. This consistent temperature makes indoor pools far more usable than outdoor pools for UK bookings.
Expect to pay a 30 to 50% premium for a pool property over equivalent properties without pools. Weekend rates for houses sleeping 16 with indoor pools run to around £6,000 to £12,000, depending on the region and the property. The extra cost reflects the substantial property investment. Pool houses cost £80,000 to £200,000 or more to build and maintain. The cost is more than justified if you’re a family of water babies who will barely leave the pool. If you’re less bothered, you’ll find great value non-pool properties.
Pool properties often include hot tubs (frequently in the pool house or adjacent), changing rooms and showers, poolside seating and loungers, and sometimes saunas or steam rooms. Premium properties might also have gym equipment, games rooms, and outdoor terraces connecting to the pool house. Properties with serious pools tend to have high-quality facilities throughout. The pool is just another sign of a property’s overall excellence.
Choose your pool property carefully depending on the kind of use you expect to make of the water. For moderate swimming, you’ll need a pool of at least 10 metres. For serious swimming, nothing smaller than 12 metres will work. Many country house pools are 8 to 10 metres, which is perfect for a splash about, a play, and a cool-off rather than a major training regime.
Families prioritise play-friendly pools, while fitness-focused groups specifically seek our bigger pools of 12 metres or more for proper, uninterrupted swimming. Time to whip out your butterfly stroke.
