Spending New Year’s Eve in an NYE holiday house beats everything else hands down because the whole night is yours to curate. No overpriced bars with entry and outfit restrictions. No fighting crowds to get a round of watered-down cocktails. No taxi queues in the freezing cold. Just friends, family, and a house where midnight happens exactly how you want. Garden fireworks. Hot tub champagne countdown. Playlist party. Murder mystery. The only essentials are plenty of fizz and the people you love.
Our New Year group accommodation in the UK sleeps 16 to 40+ guests with features that make big group getaways work: multiple reception rooms so Party Patricks and Chillout Charlies can coexist, outdoor spaces for midnight fireworks viewing, hot tubs for enjoying the outdoors whatever the weather, and kitchens big and well-equipped enough for that seven-course tasting menu or just to unwrap the takeaway fish and chips someone ordered.
Most rentals run from the 29th December through to the 2nd January giving you time to arrive, celebrate, and recover before you go back to reality. No rushing through the big celebration, no chucking you out while you’re still soaking up last night’s excesses. As this group told us: “We have had the most amazing stay. There were 21 of us and a baby, yet we had so much space! The weather was very rainy, but we did some lovely walks from the house to the local pubs. There was plenty of wood for the lovely open fires and the owners had thought of everything. We all travelled so far from all over the world to be together as a family for the New Year and we all have so many good memories from our stay.”

New Year is the biggest night of the year. And increasingly, people are choosing private celebrations to avoid crowded bars and surge-priced hotels. Instead, a wholesome, multi-generational gathering where everyone from toddlers to grandparents can celebrate together… And continue to celebrate past 12:01am without icy taxi queues or venue curfews.
Makes sense then, that NYE bookings are our earliest reservations, booking even earlier than Christmas. Groups looking to rent a house in the UK for New Year start searching in January to March for the following New Year. Our most popular properties book 10 to 12 months ahead.
Your top locations to welcome in the new year? By our books, Scottish properties dominate as you seek Hogmanay traditions, dramatic landscapes, and whisky by log fires. Next up in popularity is remote rural England and Wales, where a property’s isolation gives you a licence to let your hair down without complaints. For this reason, we find coastal properties work beautifully. Dramatic views, beach walks, sea swims, and plenty of that bracing salty air to cure any lingering hangovers.
What does the perfect New Year house have? A wood-burning stove or open fire for both warmth and ambiance, a large kitchen to prepare that special meal, dining tables with room for everyone, games rooms or entertainment spaces to keep the gang busy all evening, and hot tubs to enjoy the outdoors while staying toasty warm.
At this time of year, it’s all about atmosphere over activities. New Year is about gathering rather than doing. Unlike summer holidays where it’s all go-go-go, winter gatherings embrace relaxation, slowing down, and really being together for just a few precious days. Popular properties book 9 to 12 months ahead, so start looking in the January of the year you want to celebrate and plan to have something locked in by March at the latest. This is especially true if you have a fixed guest list and need to find a house to fit. If you’re thinking of heading to Scotland for the Hogmany celebrations, note that Scottish properties fill especially early so you’ll need to be making preparations in the August or September of the year before. If you’re only 4 to 6 months out or are a bit more flexible on numbers, some regions will have limited availability, but you won’t have your pick of the properties. Keep in mind that New Year dates command premium pricing. In our experience you can expect to pay 50 to 100% more than standard weekend rates, especially short stays from 30th December to 1st January.
Our top tips: the earlier you can book the better. The good news is that means you have plenty of time to set some pennies aside and start planning your outfit.
There’s nothing better than midnight in your own private space with your loved ones around you. Of course, central to every New Year’s Eve is the midnight toast. If you’re in a grand house rental, you can choose the ideal spot. It might be the sweeping entrance hall, the moonlit terrace or the star-soaked garden. Don’t forget to tune in to the radio so you can join in with the countdown. To really bring the atmosphere, lots of people love a bonfire or some fireworks. Be sure to check your property owner is okay with your plans and follow safety guidelines such as staying away from buildings and having fire buckets on hand.
If you’re venturing into Scotland for the night, first-footing is a Scottish tradition where the first person through the door after midnight brings coal, whiskey, and shortbread for luck. Why not go the whole hog and throw in some Highland games like the caber toss or haggis hurling? You might not have found a new hobby, but it’ll make for an unforgettable night.
Many groups, especially with younger members, are creating new traditions that bring a thoughtful air to proceedings. Resolution-burning ceremonies, time capsule letters, photo montages of the departing year.
In terms of the rest of your night, we love a mix of formal elements like a sit-down dinner and a champagne toast with more informal activities like games, music, and relaxed conversation to create a night with something for everyone.
That depends on two things: group dynamics and budget. Professional catering has the benefits of removing stress, letting everyone celebrate together, handling everything from timing to service to cleanup. But it will set you back around £70 to £110 per person plus a £200 to £300 delivery surcharge. With self-catering, you save money, food costs can be as low as £25 to £40 per person leaving you more to spend on another aspect of the trip. It also gives you the freedom to cook what you like: you can choose family favourite recipes that mean something to your group. On the downside, it requires careful coordination, at least one person being up for spending a lot of time in the kitchen, plus an army of helpers for the clear up.
What we’ve seen work well over the years is a hybrid approach. Self-cater the simple meals, hire caterers for the grand New Year’s Eve dinner. Groups of 30 or more guests usually hire caterers because the sheer scale gets overwhelming and the cost per head works out well, while groups under 20 often self-cater successfully. Age matters too: younger groups often prefer a casual BBQ or potluck, while older visitors favour formal sit-down meals they haven’t had to prepare.
Most groups book three to five nights (typically 29th December to the 2nd January). Even in winter, you can make the most of muddy but beautiful countryside walks, pub lunches, local attractions (although note that many will be closed over Christmas and on New Year’s Eve and Day), or if the weather really puts up a fight, board games marathons, hot tub sessions, and card games tournaments.
On New Year’s Eve during the day, we recommend taking it easy before the festivities with a light walk, group food prep (make it fun with a playlist), games, and of course some pre-dinner drinks. On New Year’s Day, the aim of the game is recovery! For that, you’ll fancy gentle walks, a feast of leftovers, movies, hot tub, games, and maybe a pub lunch for the ambitious. On the 2nd, everyone has a bit more energy for local attractions or longer walks.
