Finding accommodation that welcomes dogs isn’t a problem anymore. Finding accommodation that welcomes dogs and sleeps 20 people can be. Most pet-friendly cottages max out at six guests, which doesn’t help when you’re trying to get the whole family together and nobody wants to leave poor Lola in kennels.
Our pet friendly group accommodation sleep 16 to 40 or more guests and explicitly welcome dogs, often multiple dogs. These aren’t properties grudgingly accepting pets, they’re houses designed for groups that include dogs. Enclosed gardens where dogs can rootle about safely. Boot rooms set up for leads, towels, and muddy paws. Locations with good walks straight from the front door.
Most are in countryside or coastal settings, where dogs can have a holiday too. You’ll find farmhouses with paddocks, coastal properties near dog-friendly beaches, estate houses with acres of grounds, and converted barns with secure gardens. Places where having a dog adds to the weekend rather than being an inconvenience.
Filter by region, dates, and group size, selecting ‘pet friendly’ in features.
Each listing details pet rules, any fees, and how many dogs are welcome.
Discuss your specific requirements and confirm arrangements before booking.
Finding large pet-friendly properties requires planning. But you’re in the right place. Roughly 35% of our bookings involve one or more canine guests. You might have found that many houses sleeping 16 or more guests automatically exclude pets. This is usually due to allergies, damage concerns, or owner policies. Our properties that welcome dogs tend to be rural houses with substantial grounds: farms, estates, converted barns. The outdoor space means pets don’t dominate indoor areas and owners understand animals.
It’s worth knowing that different regions have different approaches to pooches. Wales is full of large dog-friendly cottages, with about 60% of properties welcoming pets. Scotland is also generous with space and acceptance of our furry friends. Cornwall and Devon are a bit more mixed due to coastal restrictions. The Cotswolds is more restrictive due to holiday-let density.
From our experience facilitating pet-friendly bookings over the last 16 years, the houses that work best have enclosed gardens, washable floors in some rooms, separate boot rooms, and nearby footpaths or fields. It’s all about outdoor access over interior perfection. You’ll typically find that properties in agricultural areas are generally more accommodating than tourist villages. Keep an eye out for our beach and moorland properties where dogs get proper exercise, groups get scenic walks, and everyone returns home happy and tired.
As one family told us about their holiday house where dogs were welcome: “The fact our dog was as welcome as us made the difference! Our dog is 11 and pretty much blind so not happy on his own in unfamiliar surroundings. If you’re a dog owner (aka fur baby) you know how important and integral a part of your life they are. This is the place that extends the same welcome to you and your doggy.” This couple wanted their dogs to be guests of honour at their wedding: “One key reason we chose this property was because we wanted our two dogs to be there with us on the big day. The venue was perfect for this.”
Pet policies vary widely. Some properties welcome unlimited dogs, others cap at two, three, or four. Some charge per pet (£25 to £50 per dog per stay), others include pets free. Most require advance notice. Some need pet deposits (£100 to £200 refundable). All totally worth it to have your sweet pooch join you on this most memorable of holidays.

When I was faced with having to find a large house with a pool for a family celebration at relatively short notice, Edmund at Landed Houses came straight to my aid. He responded promptly to my email enquiries, even on a Sunday, putting me in direct contact with someone who managed a property that fitted my needs; the outcome being that a superb house, with everything I need, was secured within 24 hours of my first enquiry. Many thanks, Edmund, for making the task so straightforward. If you’re looking for that special house for a party or family gathering I can recommend Landed Houses as your first port of call.

The answer to this varies depending on the property. You’ll often find a limit of two dogs in houses where the owners are cautious of pets. For those more comfortable, you might be able to bring three to four dogs with you. Some farms or very rural estates don’t impose a limit on the number of dogs you can bring. From experience, we highly recommend that groups travelling with 6 or more dogs contact properties directly.
To make your trip go without a hitch, be sure to declare all dogs when making your booking. Surprising owners with extra pets risks losing deposits or immediate eviction.
Pet fees vary widely. In our experience, about 30% of properties charge nothing at all. More common is a charge of around £25 to £50 per dog per stay, amounting to around £50 to £100 for multiple dogs. Some properties also require pet deposits of about £100 to £200. These are fully refundable if no damage is done during your stay.
For the lowest fees or no fees at all, focus your search on properties in Wales and Scotland. Properties in premium tourist areas tend to charge more. For the sake of budgeting, allow £50 per dog and you should be covered.
Some more relaxed properties allow dogs everywhere; others confine our furry friends to specific rooms. Most pet-friendly properties allow dogs throughout the ground floor but restrict upper floors and bedrooms. This keeps pet hair manageable for cleanup, reducing extra cleaning fees. You will probably be asked to keep dogs off furniture (especially sofas and beds) and out of certain rooms such as formal dining rooms and rooms with valuable furnishings.
Our advice for making your pet-friendly stay go perfectly? Discuss the rules when you book and share them with your group to protect any deposits you’ve paid. This will ensure you and Otto are both invited back for the reunion trip next year.
The joy of a pet-friendly property is that you usually have areas of stunning natural beauty to explore right from your front door. In particular, Wales, Scotland, and the Lake District have excellent dog-walking terrain. Properties near coastal paths or moorland deliver the best dog experiences.
That said, it’s worth keeping in mind that some areas come with restrictions for our four-legged friends.
Many UK beaches ban dogs from April to September between the hours of 10 am and 6 pm to protect summer tourists. Check the rules of the beach before you hit the sand. If you’re visiting off-season (October to March), you and your dog will likely be welcome.
If you’re nearby any National Parks or just the general countryside, these are generally dog friendly. However, do keep in mind that UK lambing season runs from March to May so keep dogs on leads to avoid worrying the animals. As a rule, you want to keep pets on leads whenever you’re passing near livestock to keep interactions to a minimum.
Before you get your wellies on, check for local restrictions or have a chat to your host to understand where you’ll be welcome and where you may need to tread more carefully or steer clear entirely.
