Ormidale House and Estate is a very special place to stay. Built on the Cowal’s peninsula, a few hundred yards from the head of Loch Riddon, Ormidale enjoys gorgeous views down the glen to the river Ruel. The accommodation comprises four properties; Ormidale House, The Mill House, The Old Barn and the Garden Cottage. All are close to each other on the estate and all are self-contained, so can be booked as individual properties.
Ormidale House
Ormidale House was built as a seat of Clan Campbell in 1696, with the most recent extensions by Robert Lorimer in 1910. Working with Lorimer was the renowned Victorian landscaper, Sir Thomas Mawson – his work can still be seen on the estate today. The House is large, sleeping 24 adults (plus 12 children), in 13 bedrooms with 8 bathrooms.
Downstairs, the six reception rooms are equally generous, and include a huge dining room, snooker room and gorgeous drawing room with baby grand piano and open fire. The house also has its own sauna and hot tub.
The Mill House
During the late 1800’s, the Mill House housed a hydro-powered forestry mill, which serviced the local Scots pine industry. The building was restored and converted in 2006 by the owner, John, and now sleeps up to 16 (plus 8 children).
The Mill is very open and spacious, with high-vaulted ceilings and a giant glass arch onto the courtyard. There are nine bedrooms and three bathrooms, a huge open-plan living room, plus separate kids playroom, and a sauna and hot tub.
The Old Barn The Old Barn was actually once stables, a byre, and a groomsman’s cottage, originally designed by Robert Lorimer when he overhauled the main house in 1910. Ormidale’s owner, John, recently converted the buildings into one stylish luxurious holiday property with exposed stone walls, with under-floor heating and loads of sociable reception space.
The barn sleeps 12 (+4 children), in 7 bedrooms with 3 bathrooms. Downstairs is a large living room / dining room and modern kitchen / breakfast room. There is a separate large kids TV room with a sofabed, and of course. the property features a seven person hot tub and private internalsauna.
Garden Cottage
The efficient layout consists of 2 bedrooms (one of them featuring an alcove bed off the sitting room) and extra sofa beds / bunk spaces which means you can actually sleep eight people in caravan / dormitory style. There’s a shower-room and kitchenette, all on an accessible ground floor, and it can be booked separately for a family group or added on as an extra to one of the bigger houses. .
Great for those times when you need a bit of a breather, from everything going on.
Location and Things to Do
Situated on the Cowal Peninsula, Ormidale House and Estate overlooks the beautiful Loch Riddon and the River Ruel. The estate is surrounded by scenic countryside, providing a serene and peaceful setting for relaxation and outdoor activities. The estate offers access to incredible country sports, including excellent fishing, grouse or pheasant shooting, and stalking, making it an ideal retreat for nature enthusiasts and those looking for a tranquil escape.

House Fact
Built by the Duke of Argyll for his mother-in-law in 1693, Ormidale has only changed hands 4 times in the subsequent three centuries. Burnley-Campbell of Ormidale is one of only two of the 300 cadet branches of Clan Campbell not to be simply listed as “Campbell”. Major renovations were under taken under the direction of the renowned Scottish architect Sir Robert Lorimer at the turn of the 19th century with a billiard room, drawing room and additional bedrooms added by 1910. At the same time, the gardens were laid out by landscaper Thomas Mawson. Adventurer and explorer Major Burnley-Campbell held the world record for trans-navigating the globe for over 25 years.

The location of this property is truly stunning; however, the accommodation itself was an anticlimax upon arrival and did not meet expectations.
The listing and signage state that the house sleeps 35 guests, but this appears to include children’s beds. As we were hosting a hen party requiring 28 adult sleeping spaces, several guests were left using children’s beds for the duration of our stay, which was disappointing and not what we had anticipated.
The condition of the property also raised concerns. The windows were in poor condition, and in our room, one was held together with duct tape. This likely contributed to the house being consistently cold. Although multiple electric radiators were provided, we had to move them around the property in an attempt to maintain a comfortable temperature. The rooms were okay however majority had a smell of damp. The showers were very slow running.
Connectivity throughout the house was very limited. The Wi-Fi did not extend across the entire property, and 4G signal was non-existent in some areas. This proved particularly frustrating as we had hired a karaoke machine, and the lack of reliable internet and mobile signal made it difficult to play music, ultimately impacting the atmosphere of the evenings.
The water appeared discoloured (brown). While this did not concern all members of our group, it may be off-putting to others.
Communication prior to our stay was unsatisfactory. I made several attempts, around one month in advance, to gather information regarding the room layout and whether the dining area could accommodate our full group or if additional tables would be required. The response received was brief and written in capital letters, advising that estate managers would be in contact closer to the date- this was 3 weeks till we arrived and were keen to get rooms organised!
There was also no reminder issued for the final payment. I contacted the host on the Monday before our arrival to clarify, at which point I was asked to make the payment that same day, which I did promptly. Since then, I have received correspondence referring to a “7-week delay” in payment, delivered in a tone that felt unnecessarily critical and rude. People skills definitely isn’t a quality this host has.
Based on other reviews, delays in deposit returns do not appear to be an isolated issue, which is concerning and reflects poorly on the management of the property.
It is worth noting that Kirsty was very helpful and responsive throughout, answering calls at any time of day, which we appreciated however we would not recommend future guests to stay at Ormidale house!

With others, I stayed in the Old Barn, which is very cozy and welcoming. My bedroom was small, but big enough, and the bed was very comfortable. I think I slept better there than I do at home.
The caretakers were quick to respond to any issue that arose, and delightful to deal with.
Yes, some aspects are a bit rustic, but that’s part of the charm. I would definitely recommend Ormidale House for gatherings of friends and family.

I booked the entire estate from 4th – 11th November 2025 for a gathering of (this time) 44 friends who come together from all over the world, every 5 years or so to sing and laugh and catch up. Ormidale presented itself as a great place to allow everyone enough chance to gather as a whole group or take their conversations to other spaces. We went out for walks, and drives, marched across a glen or two.
In terms of housekeeping and suitability for our group catering we found the three kitchens to be perfect for each house to get the day on slowly and we managed to have a great time with communal eating in the main house managed by moving some tables about and using the breakfast space. It worked really well The Billard Room was a place that was used here and there, as were the bikes – which everyone managed with no problems.
From my initial enquiry I found every team member I spoke to to be helpful, encouraging and very clear about what our experience might be like. I knew, having visited for recce that the house was going to be spectacular and that the water might have a brown tinge – I know this is normal across this part of Scotland due to the peat. We knew the swimming pool would ont be working. We did not book the hot tubs. The on site managers were helpful with nothing too much of a trouble.
Our American and Canadian contingent were really happy to spend time in such a unique place and to have the exclusive run of a very old, welcoming and historic house was a delight.
The decor, is what you expect in a unique venue. Ormidale house decor is very much in keeping with its architecture. The Barn and the Mill house are much more modern. In these last two buildings the living space is amazing and the sleeping spaces smaller – but comfortable. In Ormidale House the living spaces are very large and comfy and the bedrooms are also varied in size.
If you want everyone to have ensuite then you need to stay in a run of the mill hotel.
The Garden Cottage is quirky and my husband and I (as hosts) took that over as party HQ/Admin central. The shower room could do with new tiling and grouting but it was fine for all we needed. The bed in the main bedroom was Fabulously comfortable.
This is a remote venue with the nearest large shop being in Dunoon. I would advise people who are self catering to make a shopping list an on line Morrisons in Dunoon, print it off and go and do the shopping in person. Take lots of bags and several cars. Our £1700 on-line click and collect failed for some reason so we had to do it. Luckily I had printed off what we were to collect so it was all achieved.
This is nothing to do with the Ormidale crew but something to consider . The drive across to Dunoon is SOOOOO pretty, though nd takes about 20 minutes its not really a tough call.
I would happily rent the entire place again – as it was such a memorable and perfect setting for our gathering.
It really was amazing and, after two and a half years in the planning, the whole experience (which included Ormidale Estate) was a memorable and very happy time for us all.

It’s a decent sized place with a lot of potential and a beautiful setting but maintenance is clearly a bit of an issue, some of the windows were in pretty poor shape. Heating had evidently been turned on just before we arrived so the place was very cold until the night of the second day given the time it took the thick stone walls to heat up. I get that heating is expensive but having to wear multiple layers for the first 24-36h felt a bit much. Maybe the economics of keeping a house that size in good state are just too tough.

The house was spotless, and the kitchen had everything we needed to cook our own meals. The hosts were super friendly and gave great local tips. It is a charming house in a lovely part of the country, that exactly suited our large family gathering. Clearly once a splendid estate, it now has the quality of being well-lived in—much like the older but less splendid houses in our own families—and thus makes one feel at home without being intimidating. There is plenty of space, the bedrooms are comfortable, and the kitchen facilities are excellent.
I might just wish for a greater variety of walks in the neighborhood; it is fine if you have a car, but going anywhere on foot first involves a longish walk along a road.

Ormidale was just right for the big family party that we have just enjoyed – 27 of us aged from 6 to 85. As others have found, it is a comfortable old house, big and rambling, well enough equipped to cope with a multi-aged party, whatever the weather, but not so grand or full of treasures that one had to constantly worry about what damage lively young ones might be doing. Once we’d organized what was to go where, we found the kitchen fit for purpose and took it in turns to provide meals on a combination of the Aga and the modern electric cooker alongside. We had one delicious dinner and one breakfast provided by Michael, who couldn’t have been more helpful, as were Norman and Pam, on hand to look after all our needs. The grounds are superb and, in the exceptionally fine weather, a constant delight, as of course was the hot tub. Rather to my surprise, both the football field and the main big lawn were in very good condition for lively games and no ankles were sprained or knees grazed. After an initial food order from the Coop in Dunoon, delivered the day we arrived, the shops in Tighnabruaich and Kames met our needs well. Plenty to do locally or further afield for people who want to explore. I’d just mention the wonderful afternoon we had at the sailing school beyond Kames, paddle boarding at low tide – they only have four boards but we supplemented with a couple of our own and took a two hour slot so that everyone had lots of turns.

Definitely not luxurious. Very tired and needs a refurbishment. Rooms large. Bathrooms/shower rooms small. Curtains in Harris don’t fit the windows and damp on the ensuite shower room wall. Dishwasher and fridge/freezer seen better days with broken racks and missing drawers.

If you haven’t been already it’s a must. My family and I are just back from a long weekend. It was a party of 21 we stayed in the Mill house and the small cottage. The location is beautiful away from the hustle and bustle . Within the grounds there is a games room that the children loved as well as a tennis court and a large grass field with football goals .We had a sports day it was fantastic.The mill house is so well equipped , 2 ovens 2 dishwashers 3 fridges plenty of glasses and crockery. It was a fantastic experience the open plan living/dining room was great we all ate at one big table 21 of us . 21 hot showers in the morning and hot baths in the evening. Would definitely recommend and will definitely return

We came as a big group and had a great time at the facilities overall. The only issue was with the lack of fans inside the house. In the peak of summer we were spending restless nights with our windows open, hoping for a breeze. Kids ended up with a lot of insect bites as a result too.
Hopefully they’ve made accommodations for more fans now.

Stayed here with a group of around 24 for a stag in April, we were blessed with great weather thatonly added to the house, which was also fantastic – would definitely recommend getting the hot tub added it was a big hit.
The groundskeepers (and their dog Diesel) were extremely helpful.

We’ve just finished a 5 day stay here over New Year in Ormidale House for our large family and had a wonderful time. The house is fantastic. So grand! Some really great social spaces for a big family to cater for old and young. Kitchen very well stocked with everything needed for cooking up nice meals for large numbers. Three big fridge freezer, plenty of room for food. A huge dining table to eat at. There’s some great socialising rooms, with full size snooker table, air hockey and football which the kids loved. Two tv rooms and a third huge living room with live fire and grand piano. Seating areas are very comfortable with cushions and lounging space. We enjoyed a cosy wood fire each night. Bedrooms are big and very comfortable. Made great use of jacuzzi and sauna. The showers were good for us – we didn’t experience any issues with water or heating. The grounds are beautiful and lovely walks to have. Would recommend!

Avoid ! PLEASE ENSURE YOU TAKE VIDEOS AND PICTURES OF ABSOLUTELY EVERYTHING ON ARRIVAL (ideal when you’re there to enjoy somewhere!!) MAIN REASONS – WILL ATTEMPT TO KEEP DEPOSITS WILL BLAME BREAKAGES AND DAMAGES ON YOU WITH NO TIME STAMPED PICTURES OF PROOF ILLEGAL FIRE AGAINST REGULATIONS DISGUSTING NON FUNCTIONING SWIMMING POOL EXTREMELY POOR WATER SUPPLY… Many more reasons !!!
This place on the surface is a lovely house suitable for large groups of children and adults which is hard to find (hence our booking)! (2 stars)
Another main reason for the booking was the swimming pool which the kids were super excited about – SWIMMING POOL IS CLOSED AND DISGUSTING !!! This brought the first issue – 3 weeks before our booking I queried the booking system to which the admin replied to say the pool was unfortunately closed, unhappy with this I contacted the owner direct who explained they had some issues that were being resolved and thereafter emailed to state “all fine” – upon arrival we were simply told the pool was closed (see attached pictures – clearly the pool has not been functioning for sometime. They have no suitable drinking water on site (he will tell you it’s ok unless you have stomach issues or are pregnant – this water is not ok for anyone!!!) a trickle from the taps was annoying on the Friday evening when we arrived however we accepted this and got on with it – this brings Saturday morning NO WATER !! The owner did advise he would send someone however weather conditions were horrendous and this may take a while (understandable and no ones fault) – said plumber arrived eventually and stated the water supply was only finished on our arrival and had not been used until we had got there (absolutely not up to standard for such a large house) – we then had a power cut for hours which again out of anyone’s hands and these things can’t be helped – with a 6 month old baby we required logs for the fire to heat us all – he did not charge for these however there is more to that story coming!!! Owner did arrive later on with torches and candles and made efforts to attempt to help us out. Once the power was back on we still had no water supply – a cold trickling shower for 22 people is not ideal and caused tensions as you can imagine!!!
The fire is illegal and does not meet regulations – the house isn’t overly clean but is liveable. No carbon monoxide alarm is situated in the living room due to the fire smoke.
We are an easy going group of people who are more than happy to get on with things however when you spend a lot of money it’s upsetting and frustrating.
THE MAIN ISSUE – THE OWNER WILL ATTEMPT TO KEEP DEPOSITS / ANY PENNY HE CAN FROM YOU !!!! **** I was refused my deposit until I “agreed” we would not ask for any more money from him (he knows he should be due us a partial (if not full) refund. Our visit did not meet anyone standards to pay for what we did – he kept saying he gave us a good deal in the first place – something I never asked for or even mentioned when booking , I asked for a price and was given one. I wish we had listened to the bad reviews we seen before coming now as it’s caused so much stress. I have sought advice and hope I can take this man and his business further to get some of our deserved money back. I could go on forever about this place and man but it is pointless – I’m sure he will come back with some sort of smart response as he seems to do. ABOID KEEP YOUR MONEY BOOK ELSEWHERE !!! Save the stress !

We had a lovely stay at Ormidale House. We were part of a large group ( 19 adults and 12 kids) and it was so spacious. It was a sunny weekend so we spent a lot of time out in large garden. We also used their recommended chef to cook a 3-course meal one night and a BBQ the other night – the food was delicious, would highly recommend it.

Stayed in main house as large group of friends with young kids – Lucked out with a sunny weekend which meant we could really make the most of this property’s beautiful location, extensive garden and outdoor facilities. Great having the pool and hot tub also. The two staff on site were helpful and welcoming. We used the services of the chef for both a 3-course dinner for the adults in our large group on the Saturday evening and a family style bbq on the Sunday and he was exceptional from quality of food to how thoroughly he cleaned up after himself – would definitely recommend using his services if visiting!

Had a great stay at Ormidale House in April 2024. It was a perfect venue for a large group with plenty of space inside and out. The location is easy to get to from Glasgow with lots of possibilities for day drips in the local area. We would also highly recommend booking the chef, who prepared an excellent 3 course dinner and BBQ.

Fantastic picturesque location. Ormidale House is absolutely huge with large grounds surrounding the house. Despite there being three properties on site it still felt private.
With 19 adults and 13 kids there was still tons of space to keep everyone happy and amused ( lots of activities come with the house) for a long weekend.

Fantastic self catering place. Me and my friends were at the big house for 4 nights early August. We literally enjoyed every single bit of it. Hot tub, pool, game room, etc.. Will definitely go back. We had a Fantastic time. There were 26 of us from one year old to 76 years old. The house id beautiful, roomy and calm. The furnishings were comfy and fitting for a traditional Scottish Mansion. Yet there were no valuable and twee furnishings that we might have worried that the children would break. The main rooms are beautiful and roomy, space for all of us. The snooker room and the Huge TV room for the kids were well used. We had traditional Scottish weather (some rain). But there are so many things to do inside and outside that it made no difference. All ages will remember Ormidale for a long time. Perhaps the roof needs attention. There was a small leak in one room after some heavy rain. The Staff were attentive and always went the extra mile. The caterers we engaged were excellent . Food was superb. Tommy, especially, took all the cooking and cleaning pressure of us all.

We went as a group of 15 and had a couple of small breakages and some accidental damage, but the owner returned the whole deposit to us, anyway, which was nice of him. Overall, great week and left very happy afterwards. Would love to return in the future.

We had a great family holiday at Ormidale. We had a fantastic time at Portavadie at the new spa as a treat, as the pool was out of order at the time. A place to go anyway as the views are fantastic out of the infinity pool. if you like running, we went for a nice 10k up the fire tracks into the hills. Turn left out of Ormidale then left again at about 0.5 mile. Plunge pool if you fancy trying Wim Hofs technique! Get yourself to Bute and enjoy the ferry crossing – low cost and funny how short it is. Some nice beaches, or go to Dunoon for some shopping. The best part of the holiday was having quality time with the family and watching my 80 yr old mum getting her serve back on the tennis court.Scenery is expected, but a holiday to remember.

The house + team were awesome. Very accommodating and, because the property was set up for big celebratory groups, you don’t feel to precious about everything. Just leave it as you found it and everyone’s happy! Paid the extra for the hot tub and I would advise everyone to do the same – it’s great. Excellent weekend.

A stunning location with great potential but unfortunately Ormidale really missed the mark. We were a group of 16 split across the Old Barn and Garden Cottage in March 2022. The cottage didn’t appear to have been cleaned after the last guests, other than fresh bedding. The fridge was dirty, as were the two forks and one spoon provided as cutlery for up to 9 people (the advertised capacity). There were also dishes left by the sink, a full bin in the bedroom, food crumbs on the floor, and dusty cobwebs hanging from the ceilings. We asked the couple of staff on site for a bin to use in our kitchen only to be provided with a wastepaper basket with rubbish and mould stuck in the bottom. The guests in the Old Barn found a used covid visor among other rubbish from the previous visitors. We spoke to another group of guests in the adjacent Mill House who had similar issues with the cleanliness of the property. The extras listed on the website such as tennis court, swimming pool, and bikes all proved to be in a state of disrepair & neglect. The pool had dirt floating in it, when we spoke to the man working he tested the water and informed us the pool pH wasn’t safe to swim in. It was closed for the rest of our visit meaning we were unable to make any use of one of our main attractions to booking Ormidale. Very disappointed with our stay overall, and felt it would be helpful to post an honest review of the current state of facilities. It seems all the positive comments online are older/for the main Ormidale House, and if those are true the other houses on the estate are absolutely not of the same standard anymore.

DO NOT RECOMMEND Very dodgy owner!! Booked via airbnb for 45th celebrations at a cost of 4k+ for the weekend and then received an email requesting 2.5k cash as a security deposit on the side. Heard from others reports of John (owner) doing this and then being a nightmare to get money back and also just entering the property unannounced which is a red flag for any woman! Once we refused to pay extra he tried to get us to cancel the booking so he could keep the money already paid and when that failed eventually he cancelled the booking without warning leaving us without a venue and the 4k as he hasn’t issued the refund 4 days later. Absolute NIGHTMARE. Avoid!!!

Me and my mates visited for the weekend this summer and had the most amazing weekend. The place was very modern and absolutely immaculate. The owner came into speak to us when we arrived and was very polite and all he asked from us was to leave the place as it was when we arrived.
The house had great facilities so we where never bored and overall are stay was outstanding, with everything that’s going on right now it’s the perfect place to get away. We will 100 percent be going back.

Stayed at the mill house for a short stay. Should have booked longer! We had such a relaxing time at the millhouse, the house itself was beautiful, loved the open plan and the bedrooms (despite saying their small on website) were a decent size with really comfy beds. The grounds were nice,lots of forestry and plants. Really nice feeling of being away from it all. The open fire was a great addition and was nice to sit around to warm up! The pool was good fun and we enjoyed the hot tub. It was also great having a sauna room in the house!!! With the amount of stuff there you could easily stay forever! The layout of the place was amazing, it was such a lovely place. 100% book this place, but for a long stay as a short one isnt enough! The owner was lovely and the staff on site were very nice. Overall great few days just went to quick!

I recently visited the Ormidale estate and stayed at the Millhouse with 17 friends. John was fantastic in ensuring our trip was a success. He kept in regular contact and was more than accomodating before and during our trip. The house was lovely and the welcome additions of the sauna and hot tub made for a great getaway. Each room was pristinely made up and were more than comfortable. The surrounding area was great and we were lucky to have nice enough weather to be able to take the supplied bikes for a cycle! We couldn’t recommend Ormidale enough to family and friends and would love to return at some point too. 5/5

What can I say! We spent the weekend here for my husband 60th birthday and it was perfect. It is so well equipped and the linen in the bedrooms is luxurious. The photographs do not do this place justice! It is far bigger than it looks and all the quirky touches with antiques etc make it sensational. We were a group from 73 years young to 4 and whilst the weather wasnt too kind and we didnt use the football pitch or outdoor amenities no-one got bored. I cannot recommend this place highly enough. The housekeepers and owner were so helpful and welcoming. We particularly enjoyed the large drawing room with the log fire and piano where our guitar and piano playing family kept us entertained. The billiard room and TV kids TV room was well used. Despite the size of the house it is toasty warm and the equipment in the kitchen is plentiful. The only thing we didnt have was a hairdryer. The furniture is antique and in keeping with this beautiful house. There is absolutely nothing I can say to improve on this house. We had the most memorable weekend and will talk about it forever. Very many thanks for allowing us to share this wonderful house which is steeped in history.We also used the catering available and the food was delicious and plentiful. From the Willis family xxx

This property is perfect for large groups, the downstairs is really spacious and well set out. Everything that you could want from a weekend away is provided for you from swimming pool to sauna and hot tub. Could not recommend highly enough and will definitely be returning.

Stayed here with the family for 4 nights. Very comfortable house with lots of space, easy to find a place to chill out even with a large group staying. Nice location, great games room, nice sitting room with open fire. Sauna was great, very nice hot tub right outside back door. Plenty space for dogs. Cons: some dated sofas could maybe do with replacing and swimming pool was a bit cold, kids were shivering and we only used it once. Other than that highly recommended.

The estate itself is also lovely, this is well maintained by Pam and Norman who were very tentative to our needs through out our stay.wonderful hospitality. Pam and Norman have a lovely welcoming approach and nothing was a problem to them .
The owner John accommodated our needs when we needed to change our booking to a smaller house due to some of the original groups personal reasons, this was very appreciative by all and happy he could help us at a time of need.
I very much know I will be returning to the Old Barn in future and would recommend this to anyone who is looking to get away from it all.

Couldn’t have wished for a more perfect place for a more perfect wedding. Caterers looked after us so nicely. Staff were always helpful but unobtrusive. It is a grand house, but it isn’t intimidating and the kids of all ages could play safely and without us worrying.

Absolutely stunning! We had a fabulous week away over Christmas 2019 staying in The Ormidale House, the house is endless and I found myself finding different rooms as the days went on. The hot tub was a firm favourite, it was very well maintained – Pam and Norman would always be on hand should we need anything. The property was clean, had everything you would ever need for a full week away. The beds extremely comfortable and huge! With a mixed party of kids and adults it suited everyone and with 23 of us it catered for everyone. Christmas morning in the large sitting room with the fire was one I will remember forever. The viewpoint, approx 5miles up the road is worth a visit – the view’s are stunning! The booking was very straight forward also which is always a bonus! Would definitely highly recommend

We had a great time in Ormidale. The house is impressive and has everything you need. The location is stunning. We made use of all amenities in the house. The kitchen is well equipped and we made a 3 course meal in it which was served in the huge dining room. Everyone used the hot tub and swimming pool. The games room was well used and we listened to some of the vinyl records. Great collection. The estate managers were close at hand for any problems. The bedrooms are huge and beds very comfortable. Some used the sauna which is located upstairs we had were minor and rectified asap. Will definitely be back !!

Not knowing where I was going as it was a surprise when we turned up. It was beautiful. From being out in the woods, to the views, to the sauna, hot tub and swimming pool, there was so much to do. I would like to say thank you to Pamela and Norman who helped us with our stay, they where very welcoming, especially when they found our Norman in the hot tub the next morning lol. There are plenty of bedrooms for everyone to sleep in and the beds are comfiest I have ever slept in. The downstairs area is great with a large piano and dining room large enough for everyone to sit. The catering facilities are fantastic and cooking for a group this size was made much easier due to this. There is a kids snug and a games room which was great for keeping the kids out your hair for a while. The hot tub was fantastic and the sauna was also great. The kids loved the pool although it was a bit cold. The grounds are lovely and there are places to visit within a driving distance although we didn’t get great weather to do much venturing. There is plenty in the house to keep everyone entertained. Pam and Norman the on site caretakers were lovely and were on hand when we needed them. We were slightly worried about the amount for the security deposit but when we seen the house we understood the need for this and it was quickly refunded after our stay. I would highly recommend this property for any large group – I cannot explain how great this property is. Pictures do not do it justice it is just so grand! We will definately be back at some point.

Just back home after our 10th year visiting Ormidale House and it was fab, fab, fab as usual!!!
We were greeted by Pamela and her hubby, the housekeepers on arrival who attended to our every need throughout our stay – and with a group of 23 women that was no mean feat!
The house was spotless and caters for exactly what we always look for – comfort with a bit of grandeur!
The bedrooms are well presented and the beds are extremely comfortable with the most luxurious bedding. We entertain (perform!) in the drawing room with ‘Ormidale’s Got Talent’, Lip Sync, quizzes and laze about in the TV room to watch our favourite movie. However, our most favourite place in the house is the kitchen as we just love sitting around the kitchen island for a good old blether!
Depending on the good old Scottish weather we explore outside but this year we spent a lot of time on the grounds with Ormidale’s ‘It’s a knockout’. Given the age difference in our group goes from 13 to 73, this was a challenge with a few serious competitors amongst us but the hot tub eased away a few aching pains afterwards!
Although we are just back today from Ormidale 2018, we are already planning for Ormidale 2019 and can’t wait for our next visit!

There is lovely country to explore, by car or on foot, with several good eating places within an easy drive. The frozen food available from the on site caterers was excellent. The amenities were good, with barbecue, hot tub, swimming pool, a rather rough tennis court, football field, lawns, trampoline, games room, even if some attention to detail was required in places. The house was clean, well appointed, if in need of a lick of paint here and there, and the supply of hot water was a little variable at times. However any minor problems encountered were promptly dealt with by the staff on hand.

We stayed at this house for a week to celebrate my uncle & aunt’s wedding. There were many of us (around 20) and it was plenty spacious with different rooms for all sorts of entertaining (games room and the dining area were use most by us and the fire in the games room made it super cosy).
The house was tidy and organised so we were able to access everything we needed to (kitchen was really well equipped with lots of stuff and cooking facilities too).
Overall for a large group looking for a secluded beauty with amazing views, super kind and helpful owner and staff I’d 100% recommend Ormidale!

We stayed in Ormidale House for a week in April, we were a large family gathering of 24. Although we had a wonderful time the house left a lot to be desired, the public rooms were large and comfortable as were all the beds, unfortunately the positives end there. The bathrooms are all in a very bad state of repair, the water supply is very poor and at one point we were all sharing two showers.The kitchen is also in need of an upgrade and didn’t feel clean, the pool was not inviting cracked tiles and generally unkept, the outdoor games room was unusable. I am amazed at the number of wonderful reviews on tripadvisor, with only one person mentioning the negatives of the property, maybe it has been totally refurbished since we were there.Show less

House is full of character, rooms are lovely, and surrounding area is beautiful. We ordered the hot tub which was just as you’d expect, great!
We took full advantage of the darts, snooker table, walks, tennis court and even managed a game of football out front. In the evenings we all gathered around the one huge table in the dining room to celebrate.
There is loads of space, and everyone in the group commented on what a great place it was. Some are thinking of booking up again for other another birthday.

Having booked Ormidale House for my 40th birthday and invited a group of friends to join me I was not disappointed by the beautiful house and grounds. It was a joy to explore the many rooms and facilities before the majority of the guests had arrived. The room we had chosen was beautifully decorated and in style with the house. The house has a great way of keeping the younger members of the party close but in a separate room fully entertained in either the games room, tv room or in the gardens. The whole party were able to enjoy the fabulous local ceilidh band in the huge drawing room on our first night after sitting outside midge free in 3 degrees for a fun BBQ on the terrace. The drawing room is very adaptable and easily accommodates all of the house guests in it, perfect for a strip the willow too. On our final night we had a belly dancer who easily used this room to shimmy her stuff and get the eager guests up to participate in a workshop. The dining room and kitchen are well organised for large parties of guests, although our catering wasn’t perfect it was a delight for me to avoid washing up for three days. The hot tub was an excellent way to recover from ceilidhing and the pool although slightly cool was a great place for the kids to enjoy and burn off their energy. The football pitch allowed us to have an inter-house match with some other guests and kept our lads and dads busy in any entertainment gaps. We had a fabulous Easter egg hunt in the extensive grounds which I can recommend for any Easter parties. The beds were very comfortable and clearly this had been invested in by the owners, the showers might be a good place to invest next as they were cold in some of the bathrooms. This has been mentioned before but i do feel especially for older guests that it could be the one down-side to the property. I would certainly book the house again.

My sister and i booked a 3 day house party for out joint birthdays. Accomodation and general facilities excellent, just as expected. However, the managers daughter seemed to be foisted onto us as a free guest, appeared at every meal, was found snooping round out private bedrooms, by myself, rude and agressive to out kids,totally unsupervised. Do not use the recommended catering staff, quote from chef.” I need some advice, i have never carved a leg of lamb with a bone in it, can you help?” Spiced red cabbage turned out to be boilded to death in vinegar, he had never made a pavalova before!!!, we were served Bisto with a £150 joint of over cooked rolled sirloin, the BBQ was prepared in the kitchen oven,and they seemed surprised that we requested to eat this outside,i will not go on

One of the best weekends ever for my 50th birthday at Ormidale House thanks to relaxed accommodation and fantastic support from the Estate team and All-on-Us Catering. The location is in a particularly scenic and quiet corner of Argyll but with ready access to explore the local surroundings. The house offers very flexible accommodation which is particularly good for large parties but it caters for all ages in such a great way. Incredible value for money and I would have no hesitations in recommending Ormidale for a Scottish getaway where you need lots of space in a cosy and relaxed setting.

We spent a week at Ormidale house as part of a family group of 27 in August 2017. This is the eleventh year that we have been away as a family group and have generally stayed in large houses like Ormidale . Ormidale was one of the more expensive properties we have stayed in. Positives The surrounding countryside is truly stunning with beautiful lochs and hills The house is large and spacious The house is well equipped. The gardens are also large and provide space for the children to run around There is an onsite swimming pool and games room. Negatives Whilst the website claims it is a “stunning , luxurious house” I’m afraid it isn’t and in fact in the predeparture information supplied by the owner he admits it is “work in progress” . Some of the bathrooms are in serious need of updating and some of the decoration ( the front entrance hall for example) needs urgent attention. At the time of the visit we were unable to drink the water from the taps as it had been deemed unsafe ( a large supply of bottled water was provided free ) – this is not really something you would expect when staying in a luxurious property. The tennis court is in a very poor state of repair and the games room is also very poorly maintained . The swimming pool is also looking very tired and in need of updating. The nearest village with a small supermarket is a seven mile drive away ( as is the nearest pub) and the nearest town with a reasonable sized supermarket is 15 miles away along single track roads with passing places so it is in a very remote location. We paid extra to have a hot tub which the children enjoyed using but unfortunately two of them developed hot tub folliculitis which is caused by a bacteria in the hot tub. We did raise this with the onsite managers but they didn’t seem overly concerned. Despite all of the above we had a good time at Ormidale and I am sure others will although if you are expecting a “luxurious” house and facilities it might not quite come up to expectations and compared to other houses we have stayed in it wasn’t as good value for money.

A large group of friends and I stayed in the house for two nights in January 2017 for a friends 21st birthday. The house was very spacious and the hot tub facilities went down a treat for us all! However, our overall experience has since been far more negative than we ever could imagine and I would advise that anybody considering this house steers clear. Upon arrival, there was no staff member in sight and no information on how to get the keys. After around 15 minutes outside in the cold while some members went to look for a member of staff, we tried the door to find it was unlocked and the keys were sitting on the dining table. That meant there could have been anybody in the house at the time we arrived. While I didn’t use the pool facilities myself, several of my friends did and unfortunately returned only thirty minutes later complaining the pool was freezing cold, before they got into the hot tub. This was afternoon time on our second day and was the only time any of us entered the pool area. While they were there, countless photos and videos were taken of each other and in some show clear rotting of the tiles around the shower area. We have clear time stamps on these photos and videos. Since returning, the birthday girl has received countless nasty emails from the owner of the house, John, in which he accuses us of causing £2000 worth of damage to the tiles in the shower area on our first night (even although not one member of my group entered the area until the next afternoon, as previously stated). He has referred to us as ‘drunken species of fools’ and accused us of lying, stating his staff members heard us banging on the wall in the pool area on the first night. The same staff members who we tried to find NUMEROUS times throughout our stay and were nowhere to be seen. We are 100% confident that nobody was on site for the duration of our stay. John refuses to provide evidence for his accusations and we have since sought legal action against him as he point blank refuses to return the safety deposit to us. Furthermore, our group leader has been contacted by others who have had similar experiences with John. I would urge everybody to look elsewhere for bookings as what was a fantastic few days away with friends for us has been overshadowed by a legal battle with a landlord who has no respect for other people.

We are a group of friends who have been meeting every year for 20 years. We had a lovely weekend at Ormidale .We had mixed weather so enjoyed a glass of wine on the terrace one evening and the next day relaxing by a roaring fire in the sitting room. I would highly recommend this property it is definitely up there as one of the best we have stayed at. Staff were great and very helpful.

Me and 10 friends stayed here and had possibly the worst experience of a weekend away. We stayed in the old barn which the clue is in its name the condition of this “lodge” was like an old barn. To start with the man John who I believe runs this estate is a very rude individual, after seeing reviews from ormidale house recently saying the hot tub was not working for other guests my friend emailed John to ask about this to which his reply was very rude and he said the hot tub was in fact working however on arrival the hot tub was broken! John offered no gesture of good will for this and simply stated there was nothing he can do me and my friends where not happy about this however decided it would not spoil our weekend, things got worse however when we realised the general cleanliness of the old barn was terrible flies flying around the plug holes of the sinks and dirty cups and glasses in the cupboards. The worst thing thought that this abssoloute cowboy done was take £50 a head deposit off of us due to this myself and my friends made sure we left the lodge in the exact same condition it was in when we arrived. John emailed saying an inspection had been done and everything was fine and we would be receiving our deposit back to then email a couple of days later with a whole list of problems that we supposedly left the lodge like from not stripping the beds (which was not stated anywhere we had to do) to the fact there was red stains all over the carpets and walls..unfortunetly for John myself and friends had taken pictures of every room where there where problems as soon as we got there all of which have the date and time so we will be using these to make sure we receive our full deposit back! I will leave you with a picture of the games room we told we would have compared to the games room we did receive ps you can tell John is not a very nice person just by looking at all the bad reviews and his responses to them he always has an answer for everything

Fifteen of our family stayed at Ormidale House between 20-23 April this year. there are four properties within this estate to rent. We rented the Mill House which has been beautifully converted.. The Mill House sleeps far more than the 15 that we were, we had more than enough personal space for ourselves and some extra freedom too. The Mill House has been thoughtfully renovated with luxury in mind, the main room is lovely and has everything that a large party needs. The bedrooms ( i have seen that other people have said that they are a bit small), we loved their quirkiness, if you want hotel rooms…then stay at a hotel? this is a beautifully converted Mill House, simple as that. Our family aged between 10-90 years old stayed and we all loved it here, it had a little something special and oldie worldly for all of us, there was of course the pool for the kids, beautiful small walks for the oldies, just enough time for a small sherry, but for the more adventurous of us we had a discovery of a climb/walk behind the Mill through aged forestry that was amazing, the kids were fascinated by the 4ft tall ants nests that we found and the natural beauty, freshness of the wild trees. The children aged 10-15 years made a bridge from stones and discarded bits of wood across the beautiful water fall that travelled pass the Mill….no X Box needed everyone….just a little imagination. The house is positioned so very well for access to Loch Fyne and a few adventures to other beautiful places. we went for our father in laws 90th Birthday and we all had a lovely, relaxing time….For those that were lucky our favorites was the Owls at night…we loved to hear them in the quiet of the night. lovey memories. This secluded historic house was perfect for our wedding . The grounds are beautiful, the house itself just wonderful.Our guests were accommodated in the main house and loved their bedrooms which were large and very comfortable. Our family stayed in the mill house ,which is modern and open plan on the ground floor with cosy and comfortable bedrooms upstairs . There was plenty of room for every one . The owner was hugely helpful and a pleasure to deal with .Thank you John for answering all of our questions and being so obliging .Our caterers were Marc and David from Allonuscatering.They and their team were top class .Their food was fabulous and they could not have been more helpful. All in all an unforgettable stay in a truly magical setting.

A wonderful place to holiday with kids. There was so much to do on site! Games in the house, a jumping castle and a trampoline, walking through the woods – within the estate! – Plus soft play in the leisure centre in the town nearby (Dunoon?), and archery for the bigger kids. There was plenty to do, and I would have loved to explore the nearby beaches. Beautiful scenery too. Really enjoyed.

We had a wonderful time in this very comfortable & well equipped house. Plenty of space lots to do for adults & children of all ages! Luxurious beds, linens & plentiful towels. Somewhat erratic showers – but manageable! Wonderful grounds & a scenic area. Would love to come this way again.

Lovely house, was really perfect for a week with extended family. Kids and adults had a fantastic half term spent in Ormidale. A few minor issues such as pool at cool temperature so only a joy for serious swimmers, but on the whole would certainly recommend. Beautiful and huge grounds – we hardly left the property all week as there was plenty on site to keep everyone busy and happy

Just arrived back from our second trip to Ormidale House We all had a fantastic time The groups (tap dance class all females)ages ranged from 13 years to over 70 years and there was something to suit everyone We enjoyed long walks in the beautiful grounds and surrounding areas We also had some wonderful meals in the large dining room The bedrooms at Ormidale are extremely comfortable We had an Ormidale’s got talent night in the large drawing room and had lots of fun Unfortunately the swimming pool was being repaired and we could not use it We had a bonfire which was prepared for us by the most helpful caretakers It was amazing being outside under the stars This is our second visit to Ormidale House and it was fantastic We are already thinking about returning next year As Ormidale is an ongoing project we are sure we will see improvements next year Thank you

I left Edinburgh at 09:30 and headed off to Ormidale. Geographically it’s next door to Glasgow, in all other aspects it’s a million miles away. The route to get there took me via Loch Lomond and Loch Fyne and it’s a stunning drive, uncrowded in November and even in the rain did not detract from the area’s beauty. Many hours later I drove through the gateposts of Ormidale House. There were guests staying but fortunately (by prior arrangement) they were happy let me have a quick look round. Despite the house looking less ‘majestic’ than some of the others on this site, it is in no way indicative of the interior and is far more substantial than most houses in the area. Inside it was warm and welcoming – it has a large kitchen with aga, a vast basement drying room, dining room for 25+, two sitting rooms, one big drawing room, games room with billiards, sauna and multiple large televisions. There is also an indoor swimming pool that is shared with The Mill and The Old Barn – two separate but nonetheless nearby properties. The bedrooms themselves were decent, spacious and with good views. One was slightly colder but I say this out of making the review impartial rather than because it was freezing or a big issue. One bedroom had two sets of bunk beds, the rest were all twins or doubles. For those bringing a helper there is a bedroom with direct access to the kitchen. The bathrooms were clean and some a little ‘dated’ – not a problem for anyone but the most demanding and they are due to be re-fitted over the coming weeks.

Two rooms are set up as twins, three as king-size doubles, and one as a quadruple bunk room. The other seven bedrooms can be set up either as super-kingsize doubles, as twins, or even sometimes as triples. All bar two of the bedrooms have either an ensuite bathroom or a basin. There are four further bathrooms, two separate loos, and a sauna. Altogether, the house has nine showers and ten WCs. Floorplan.
The two nearby houses, The Mill and The Old Barn are not as substantial but would provide useful overflow accommodation. Both have been recently decorated to a high standard (no expense spared, including underfloor heating) and feature the same saunas and multiple TVs that Ormidale House has. As a rule of thumb The Mill has smaller bedrooms and is more tightly packed than either The Old Barn or Ormidale House – but is still comfortable and has a large open plan area downstairs with plenty of seating. The Mill and Old Barn share car parking and a wall, Ormidale House can be considered largely as separate from the others but still shares some garden and the pool.
All in all I think Ormidale House predominately suits walkers and golfers and would provide a very comfortable base from which to explore the area. When the rains come (as they inevitably will!) the pool, billiards, sauna and TVs should come in useful. A solid bet.

We stayed at this house for a week to celebrate my uncle & aunt’s wedding. There were many of us (around 20) and it was plenty spacious with different rooms for all sorts of entertaining (games room and the dining area were use most by us and the fire in the games room made it super cosy).
The house was tidy and organised so we were able to access everything we needed to (kitchen was really well equipped with lots of stuff and cooking facilities too).
Overall for a large group looking for a secluded beauty with amazing views, super kind and helpful owner and staff I’d 100% recommend Ormidale!

Ormidale House is a country house of great character, in a magnificent rural setting, which proved an excellent choice for our family reunion, bringing together cousins from various parts of Britain and North America. There is lovely country to explore, by car or on foot, with several good eating places within an easy drive. The frozen food available from the on site caterers was excellent. The amenities were good, with barbecue, hot tub, swimming pool, a rather rough tennis court, football field, lawns, trampoline, games room, even if some attention to detail was required in places. The house was clean, well appointed, if in need of a lick of paint here and there, and the supply of hot water was a little variable at times. However any minor problems encountered were promptly dealt with by the staff on hand.

A group of 35 of us stayed in this house for a long weekend, ages ranging from infants to 60’s. It was absolutely amazing, the house is spectacular in every way. There are plenty of bedrooms for everyone to sleep in and the beds are comfiest I have ever slept in. The downstairs area is great with a large piano and dining room large enough for everyone to sit. The catering facilities are fantastic and cooking for a group this size was made much easier due to this. There is a kids snug and a games room which was great for keeping the kids out your hair for a while. The hot tub was fantastic and the sauna was also great. The kids loved the pool although it was a bit cold. The grounds are lovely and there are places to visit within a driving distance although we didn’t get great weather to do much venturing. There is plenty in the house to keep everyone entertained. Pam and Norman the on site caretakers were lovely and were on hand when we needed them. We were slightly worried about the amount for the security deposit but when we seen the house we understood the need for this and it was quickly refunded after our stay. I would highly recommend this property for any large group – I cannot explain how great this property is. Pictures do not do it justice it is just so grand! We will definately be back at some point.

Lovely walks, cycle rides and places to visit. Or you can just relax in hot tub or swim in pool, play snooker, read etc. We found Ormidale house exactly as described and it suited us well.
