Upper Court is a charming, honey-coloured home in the Cotswolds that can host various visitors. For over 50 years, the Herford family has been entertaining visitors on their land. There are various options to accommodate varying group sizes and needs.
The Coach House Cottage and the Courtyard Cottage, which are connected by an archway that crosses a courtyard, are combined to form the main offer. Up to 25 people can be accommodated at once in these. The Coach House Cottage has seven bedrooms and seven bathrooms, including a ground-floor bedroom with a wet room adjacent. The large, open kitchen opens into a spacious living area with comfortable couches and a dining table that can accommodate up to 24 guests.
The Courtyard Cottage can accommodate up to eight guests with its three bedrooms. You can arrange some of the rooms as singles or doubles. The attic room has a unique family room with four single beds. The cottage features a dining room that can accommodate eight people (or fourteen with an additional table) and a kitchen that can feed up to fourteen people.
The Manor House offers four tastefully decorated en suite rooms with four-poster beds for larger groups, as well as a twin room with an en-suite and an attic flat. The Dovecote Cottage is a romantic place to stay for up to four people. A heated pool, an all-weather tennis court, a ping-pong table, garden games, and a children’s play area are just a few of the many facilities on the property. Additionally, there is a lake, a fire pit, and several peaceful terraces.
Location and Things to Do
Upper Court is located in the quaint Cotswold village of Kemerton, just 5 miles from the market town of Tewkesbury and 8 miles from Cheltenham. Easily accessible, the property is 3 miles off the M5, with the nearest mainline train station located in Ashbury, just a short 7-minute taxi ride away. Guests can enjoy a variety of activities on-site, including pottery and print-making experiences.
The local pub is within easy walking distance, and bicycles are available for hire, perfect for exploring the surrounding countryside. Upper Court also offers a serene setting for small, intimate weddings.

House Fact
Upper Court is a Georgian manor built in 1760, with 15 acres of grounds. The two largest holiday cottages are located in the former coach house and stables, sold together as “Courtyard Cottages”, sleeping a maximum of 25 people in 10 bedrooms. One of the smaller self-catering properties is The Dovecote Cottage, located by the mill stream and the final self-catering property, the Attic Flat is on the top floor of the manor house. Both these smaller properties sleep 4 people maximum. There are five ensuite period styled bedrooms in the manor house, which can be added to increase the party size.

Great place for larges groups of families

My family had mixed experience at Upper Court. For accommodation billed as luxury, this was very far from the truth. First, the positives. Lovely grounds, well kept and lots of variety, and good location on the edge of the Cotswolds. Lovely swimming pool (time-limited access for resident groups, and free for all sessions) and tennis court ( bring your own equipment). Well equipped kitchens and ample communal space, indoors and outdoors. Where it lets itself down are the multiple requests for additional fees for what I would class as standard for a luxury experience, at a considerably premium price. Hot tub, sauna, firepit, BBQ, additional guests. These would soon rack up and make an already expensive stay go beyond the pale. Rooms were also a mixed bag, some reasonable, but most for my family were small, cramped and poorly ventilated, with the most uncomfortable beds I have had the misfortune to sleep in. One of the most disappointing features was the smallest bathroom ever where most of my family experienced severe feelings of claustrophobia in the coffin-like shower cubicle (with no bath option). On the plus side, decent water pressure if you can bear the walls closing in on you. Would not recommend.

It’s a perfect place for a family get together – beautiful grounds, lovely communal spaces and extras like the hot tub and swimming pool to make it feel extra special. Only slight negative was how cold the pool was even when heated but it was February after all!

I hired the Courtyard Cottages at Upper Court for my 30th birthday weekend, and it was an unforgettable experience. There were 25 of us in total, and everyone was completely blown away by the house and everything it had to offer.
Bryony was fantastic throughout the entire booking process and in the lead-up to the weekend. I especially want to highlight the effort she put into finding the perfect caterer to match what I had in mind. On Saturday night we enjoyed a Mediterranean-style, family-sharing dinner cooked by Lisa Tiesteel, which was absolutely amazing. I would highly recommend her for any event if you’re looking for beautifully curated dishes made with fresh, high-quality ingredients.
Check-in and check-out were straightforward, and the rooms were clean and well presented. A couple of mattresses could have been a little more comfortable, but aside from that, everything was spot on. I wouldn’t hesitate to recommend Upper Court for a special group getaway.

We booked the entire site for 41 people for a family celebration and the whole experience was wonderful. Before booking the staff were extremely helpful and friendly and nothing was too much trouble. The facilities were very comprehensive covering everyone’s interest from 7 weeks to 72 years. The recommendations for caterers turned out to be ideal and there was heaps to do locally as well. We were extremely well looked after and nothing was too much trouble.

The location of Upper Court Hotel is simply perfect, with convenient access to all the area’s sights. The charming village of Kemerton itself is a gem, adorned with a beautiful church right next to the hotel. One of the hidden gems of this stay was the must-visit hidden garden across the street behind the wall – a tranquil oasis that adds a touch of magic to the overall experience.
For those who enjoy a lively atmosphere, the local pub in Kimmerton is just a block or two away from the hotel. It’s a wonderful spot to unwind with a drink or savor a delicious meal. The staff at Upper Court Hotel were not only welcoming but truly fantastic – going above and beyond to ensure a comfortable and enjoyable stay. The warmth and hospitality of the family that owns the hotel added a personal touch, making it feel like a home away from home.
The expansive grounds of the property are a delight to explore, featuring beautifully manicured gardens and a heated pool. The common area with a barbecue is a great addition, fostering a sense of community among guests. Most rooms also boast a wood-burning fireplace, adding to the cozy and inviting atmosphere.

We hired the two cottages for my sisters hen do, from start to finish the process was easy thanks to Katharine. The cottages themselves were lovely and the grounds they are in were stunning. My sister and the group had the best weekend and we discussed going back at a later day for another amazing weekend. I would 100% recommended staying here.

Cannot recommend upper court and the family who run it enough. Booked for a hen do for 15 girls, the grounds are stunning and we held a country festival on the green followed by marshmallows around the fire pit. We were greeted by a plate of homemade cookies (such a cute touch!) and Auriol came to greet us and checked we had everything we needed. Thank you for helping make it the most special weekend – we will be back!

What a totally and utterly MAGICAL place ! A true rare find ….. Upper Court is a beautiful, stunning, period home that takes you away from reality for a while. I celebrated my 50th there with 28 of my friends. Stunning accomodation, including many of us staying in the family home. We honestly felt we were like on a movie set ! Each room deliciously decorated to match the period of the house, but so clean, we had all the supplies and couldn’t of wanted more. There was a party function room for us which was amazing ! The youngsters went out on boats, played tennis and the ping pong table was a hit. The new pool /sauna is amazing such a bonus. On the edge of a village, with a cafe that served the most amazing hangover butties !! What made this so special for me, was the family ! So kind and caring and were about to make sure we had everything we needed. Without doubt I a million percent recommend Upper Court xxxx

Warm and welcoming family and the property was very comfortable. We took all the cottages for a hen and it worked perfectly – beautiful garden, lake and courts and close to a lovely local pub with nice walks. Highly recommend.

Lovely period, converted coach house. Usable wood burner that nicely takes the chill out of the property. Only downside for me was that it was very awkward to use the toilet in the bathroom. I am tall and the bathroom has a sloped roof.

Recently came back from a 4 night stay on a cottage on the grounds of Upper Court and I was blown away. The grounds themselves was very well kept and there was plenty of activities to do on site, as well as a notice board and pamphlets about walks and attractions around the local area. Made our stay that much better! Will definitely go again. Highly recommended!

Superb accommodation. We stayed in the Dovecote. Couldn’t rate this place highly enough. Stunning setting. Fantastic amenities including a swimming pool, boating lake, tennis courts and kids area with playhouse. We rented as a stop gap on our way south but didn’t want to leave. Will be back!
