There’s a tipping point where cramming in at Christmas stops being cute and starts becoming annoying. Too many elbows at the dining table. Not enough beds. Someone’s got to sit on a camping chair to eat their turkey and sleep on a leaky air mattress in the study. The queue for the bathroom is 10-deep because someone’s trying out their Christmas bath bomb. That’s when you rent a house big enough to do things properly.
Our Christmas houses sleep 16 to 40 or more guests with dining tables big enough to seat everyone for Christmas dinner — no children’s table in the kitchen, no second sitting, no-one perched on a stepladder instead of a chair. Just one massive meal with the whole family all together. Enough bedrooms so everyone gets a proper bed and some privacy. Multiple sitting rooms so the people playing an increasingly rowdy game of charades don’t disturb the folk watching the King’s Speech with a sherry.
Like locations from the best Christmas movies, most come with open fires or wood burners in multiple rooms (Santa entry points), Aga kitchens where the turkey actually fits, boot rooms for muddy Boxing Day walks, and gardens with enough space for the post-lunch kickabout everybody is way too full for. The house is yours from 23rd December to the 27th or longer. Time to settle in, celebrate properly, and recover slowly.

Christmas houses need proper kitchens: double ovens for the turkey and all the trimmings, enormous fridges for cheese, wine, and leftovers, counter space where a group of you can get the prep done over a mulled wine. You’ll find boot rooms for muddy Boxing Day walks, sitting rooms with enough sofas for everyone to gather round for a film, kitchens where Christmas dinner chaos feels manageable rather than stressful, and that indefinable sense of “this feels like Christmas” when you walk in. When’s the best time to book a Christmas holiday home? Yesterday. When’s the second-best time? Now. With 16 years of Christmas bookings under our belts, we can definitively say that you should leave at least 12 to 18 months if you want your pick of the properties. The best houses get booked by January or February for the following year. Families who’ve found their perfect Christmas house often rebook for next year before they leave. Last-minute availability exists but you’ll find choice is limited. If you want a specific house, book as soon as dates are released. Going directly with the property owner is a great way to secure your dates before they go on general release. Christmas bookings are our earliest requests of any celebration type, even weddings. Luckily Christmas dates never change and everyone’s always free.

When you hire a Christmas holiday home, you get the house, all its bedrooms, the communal areas and kitchens, and usually some basics like tea, coffee, and toilet paper. You’ll also have access to any equipment that comes with the house, crockery, cooking utensils, glassware, bedsheets, and towels for example. If there’s a log burner in the property, you’ll usually find enough firewood for your stay. Some owners leave welcome hampers or local treats, and some properties come already decorated for the festivities. (Be sure to check with your property owner ahead of time in case you need to throw some tinsel in the boot.) All you need to pack is your food, drinks, and presents of course.
Based on what previous guests have told us, our top tip for minimal stress is to plan a supermarket delivery on the 23rd December to set you up for your stay. Much better than arriving with cars full of food as well as your luggage and presents. Having your groceries waiting for you when you arrive means you can pop a bottle and crack open the snacks right away, rather than spending the evening trudging round Tesco with a list as long as your arm.
So leave the baking trays, champagne flutes and fluffy towels at home, all that’s taken care of. And you know what that means? More room for presents.
Yes. The key is to choose a rental house with proper equipment. Double ovens are essential to handle a turkey, roast potatoes, and all the trimmings simultaneously. If you’re cooking for more than 12 people, your turkey won’t fit in a standard oven. Check dimensions before you arrive in case you need to plan to cook several smaller birds. Look out for large fridges to store the food until the big day as well as the fizz, the cheese, and the leftovers of course. And check that the kitchen is fully stocked with all the pans, trays, tins, and gravy boats you’ll need for the feast of the year. The good thing about booking direct with the property owner is that you can get in touch with all your questions before you arrive.
More and more large groups are doing away with all that oven measuring and fridge juggling and hiring private chefs for Christmas Day. Costing from £80 to £120 per person, it means everyone can celebrate together instead of leaving one person stuck in kitchen basting while everyone else drinks champagne. Your chef will arrive around 11am, cook everything, serve it, clean up, and disappear leaving you to enjoy Christmas night with not a lick of washing up to do. Restaurant-quality Christmas dinner without the hard work? Yes please.
British snow is usually more of a romantic dusting than a cause of serious access problems, so it’s very unlikely to be a problem. We’ve seen perhaps five or six genuine snow-ins in 16 years. The only properties where this might be a small risk are in the Highlands (Scotland, Pennines, high Peak District). Be prepared by checking your property has backup heating if power fails and bringing adequate food supplies in case you’re stuck for an extra day. If it does happen, treat it as a bonus rather than disaster. Hunker down for an extra day playing board games by the fire, polishing off those leftovers, building snowmen, or having a movie marathon. Sounds like a dream Christmas.
