(5) Property bookings

  • 5.1. We hope that you can find a perfect property to suit the needs of your next group holiday.
  • 5.2. We are not property agents and we do not manage the booking process. Our platform is simply a forum in which you can search for properties offered for holiday letting.
  • 5.3. Once you have found the right property, you should contact the property owner directly to finalise the booking. In no circumstances will we become a party to the contract between you and the property owner.
  • 5.4. You will be able to contact the property owner by completing the contact form on our platform, which will send an e-mail to the property owner. By submitting the contact form, the property owner will receive your name, e-mail address, telephone number as well as details of your group size and type, proposed dates of booking, and any other message or information which you choose to include in your message. By completing the contact form you will be consenting to us sharing your personal details as set out in the contact form with the property owner.
  • 5.5. Please note that submitting a contact form does not constitute a confirmed booking, and you will need to liaise with the property owner in order to finalise the booking.
  • 5.6. It is your responsibility to ensure that you read any terms and conditions of the booking which are put forward by the property owner before confirming the booking and making any payment.
  • 5.7. Payments for the booking will be made to the property owner directly and we will have no involvement with the financial transaction.
  • 5.8. We will have no involvement in relation to any cancellations or requests for refunds, and it is your responsibility to liaise with the property owner regarding any such matters. Cancellation and refund policies will usually be set out in the property owner’s terms and conditions and we urge you to read those carefully before placing your booking.
  • 5.9. Where the property owner is a property manager or managing agent, they may be entitled to a commission on any bookings they secure. We have no involvement in any such arrangement, which is a commercial arrangement between the owner of the property and their agents and managers.

(6) Cybercrime

  • 6.1. Any enquiries you wish to make in respect of a property will be sent to the relevant property owner at the e-mail address they have registered with us and linked to the account.
  • 6.2. Cyber-criminals may try to intercept e-mail communications between you and property owners. We accept no liability if any e-mail sent through our platform is intercepted or otherwise mis-directed before it reaches the property owner.
  • 6.3. Before making any payment to a property owner, we strongly urge you to satisfy yourself that you are dealing with the genuine property owner, for example by verifying your booking over the telephone.
  • 6.4. If you have any concerns that a property owner’s e-mail address has been compromised or intercepted, please let us know immediately.
  • 6.5. In the event that a property owner becomes aware that their e-mail address has been compromised, they will let you know directly. We will also ensure that, as soon as reasonably practicable, property details relating to that property owner are suspended from our platform until the issue has been resolved. However, we accept no liability in this regard.

(7) Our liability to you in relation to the use of our website or under or in connection with this disclaimer, whether in contract, tort (including negligence) or otherwise, will be limited as follows: (a) to the extent that the website and the information and services on the website are provided free-of-charge, we will not be liable for any loss or damage of any nature; (b) we will not be liable for any consequential, indirect or special loss or damage; (c) we will not be liable for any loss of profit, income, revenue, anticipated savings, contracts, business, goodwill, reputation, data, or information.

(8) Variation: We may revise this disclaimer from time-to-time. The revised disclaimer will apply to the use of our website from the date of the publication of the revised disclaimer on our website. Please check this page regularly to ensure you are familiar with the current version.

Additional terms for house owners/managers that advertise on Landed Houses:

Landlords/Members

Landed Houses membership entitles your property to a listing on our website, www.landedhouses.co.uk. A listing will enable visitors to our website to view information about your property and, should they wish, proceed to your website and/or contact you directly. The precise format of the listing may change over time as the site evolves, however the aim is always to present information in the clearest possible manner.

You are responsible for maintaining the accuracy of the information that describes your property, including any photographs. It is incumbent upon you to periodically check the information for inaccuracies and no liability is accepted on the part of Landed Houses. No liability is accepted to either website users or members.

The membership period is usually one calendar year and runs from the date specified on your latest invoice. Landed Houses reserves the right to alter membership prices without notice, however you will always be notified by email of upcoming payments and have an opportunity to cancel in advance of renewal if you wish.

Pro-rata membership fee refunds will only be given where Landed Houses fails to make your listing publicly available within 48 hours of being notified of a system error. In the event of system abuse, inappropriate content being displayed on a listing or the poor treatment of Landed Houses guests, we reserve the right to cancel membership without notice or refund.

By submitting payment for membership, these Terms and Conditions are fully accepted.
