There’s a rhythm to life in a holiday house with an outdoor pool. A peaceful morning swim before breakfast, when there’s still a misty haze hanging over the water. Lazy afternoons on the sun loungers with a good book while the kids splash about. Late evening dips when the day’s heat finally breaks. The pool becomes the spot everyone gravitates towards, where plans get made, games get played, and where the best conversations happen.
Our large houses with outdoor pools range from country estates with traditional rectangular pools to modern builds with infinity edges overlooking valleys, to converted properties with heated pools set into stunning stone terraces. Most of these houses sleep 16 to 30 or more guests, with pools big enough for actual swimming, typically 10 to 15 metres long and deep enough for diving.
The houses are designed around pool life. French doors that open fully, so inside and outside become one space. Outdoor kitchens or covered areas for poolside meals. Changing rooms or nearby bathrooms. And plenty of outdoor seating and lounging options, because once you get poolside, you’re going to want to stay poolside.

Outdoor pools transform summer getaways. Our pool properties attract families with children (pools occupy kids for hours), summer celebrations (June to September birthdays, hen parties, reunions), and multi-generational gatherings where the pool offers universal appeal.
But let’s address the elephant in the room: the British weather. Even July and August can be grey, cool, and even wet. The good news is that these houses are gorgeous enough that even if you’re not in the water, you’ll still be having a good time. And many have hot tubs as a cosy fallback should you get really unlucky with the weather.
Whatever the sky’s doing, many of our pools are heated to a balmy 26 to 28°C, meaning you can take a dip whatever the outside temperature. To do your bit for the planet, choose a solar heated pool. Although expect it to be a bit chilly if we don’t see the sun. Deliciously refreshing and good for showing off how brave you are, our unheated cold plunge pools see the most action in July and August, when it’s just warm enough to take the edge off.
You’ll find sizes range from a modest 8×4 metre splash/cool-off pool to proper 12×6 metre pools for actual swimming. As this group said: “Just got home from a brilliant weekend. The house is absolutely beautiful and the location is idyllic. As a group of 16 we had plenty of space, the beds were extremely comfy, and the swimming pool was great fun. We even had a cake and fresh eggs on arrival! We all loved it so much we have decided to make it an annual trip!”
Pool safety rules matter. Properties with pools must have safety fencing or removable covers. However unlike in a hotel or resort you’re responsible for your own supervision. The perfect excuse to grab a drink and set up a sun lounger so you can keep an eye on the kids and top up your tan, if you’re lucky.

Realistically, outdoor pools work from May to September in the UK, with peak season being July and August.
One thing to keep in mind is your pool’s heating options and the dates you want to travel. Heat pump or gas heated pools maintain a comfortable 26 to 28°C from May through to September. You can expect to pay around £50 to £150 per week extra for this. More cost effective but less reliable, solar-heated pools are also an option from May to September, assuming there’s been enough sun. Much rarer, a few of our pools are unheated (excluding our deliciously refreshing cold plunge pools for the brave). These are swimmable only in warm spells during July and August.
It follows, therefore, that we see groups explicitly seeking pools booking in May through to September almost exclusively. Heat pumps or gas heating extend the season but can’t overcome genuinely cold weather. Swimming in 10°C air temperatures isn’t much fun; regardless how warm the pool is.
Of course, there are those hardy souls who will use pools in the months of October through to April, but it’s a bracing experience rather than a relaxing one. Don’t forget your Dryrobe.
If you fancy an outdoor pool for your next trip away, keep those peak summer months in mind, or have your wetsuit at the ready.
Expect to pay £50 to £150 per week for a heated pool, depending on the pool size, heating method, and time of year. Some properties include heating in rental rates (typically more affordable solar-heated pools), others charge separately (typically more expensive heat pump or gas). Heating surcharges are usually mandatory in shoulder season May and September when outside temperatures mean hosts need active heating to maintain swimmable temperatures. July and August may not require surcharges if the weather cooperates.
Generally, yes, you can expect to pay 15 to 30% more for equivalent houses with pools versus without. However, this reflects overall property investment rather than just pool presence. Properties with pools tend to be larger estates with more facilities.
If you’ve got your heart set on an outdoor pool, budget for the premium. If you’re more flexible, you will find better value in non-pool properties.
We expect every swimming pool house rental to have safety fencing or a lockable pool cover. This is a requirement in UK law for properties that host children. There should also be clear depth markings, a first aid kit nearby, pool maintenance equipment, and a clearly displayed list of rules.
We also hope to see a pool house or changing facilities nearby, an outdoor shower to rinse your suncream before you dive in, sun loungers, and a shaded seating area.
We’ve found that properties with these features in place have fewer incidents and enjoy more bookings.
