Set on our peaceful smallholding, Downlands Farm’s five self-catering cottages are tucked just off a quiet green lane, leading directly to miles of scenic footpaths, bridleways and fantastic on and off-road cycling routes.

Perfect for large gatherings, Downlands Farm is ideal for multi-generational family celebrations, reunions with friends, wedding parties, stag and hen weekends. Across our five cottages, we can accommodate up to 40 guests.

Accommodation:

Barn House sleeps 9–10 and is a five-minute walk from the other cottages. Rose Cottage, Stable Cottage and Edward’s Cottage each sleep 8. Louisa’s Cottage sleeps 5–6.

Conveniently located just 1½ hours from London and 30 minutes north of Portsmouth, Downlands Farm enjoys excellent road and rail links via nearby Petersfield, making it easily accessible for guests travelling from across the UK.

Each cottage offers spacious open-plan living, with comfortable seating areas and well-equipped kitchen/dining spaces. While there isn’t a dedicated communal dining area, larger groups regularly dine together in Stable Cottage, where the long dining table seats 14–16 guests. Additional trestle tables can also be provided, allowing even larger groups to eat together comfortably.

All of our cottages offer both ground-floor and first-floor bedrooms, making them suitable for guests with reduced mobility while allowing families with young children to stay close together.

We welcome stays from two nights and we’re delighted to welcome well-behaved dogs too.

Location and Things to Do

Downlands Farm is all about bringing people together. Our self-catering cottages are spacious, comfortable and well-equipped, offering everything you need for a relaxed stay with family and friends. While we’re not a luxury retreat, we provide plenty of character, space to unwind and the perfect setting for making lasting memories. Whether you’re celebrating a special occasion, planning a reunion or enjoying a countryside escape, there’s room to cook, dine and relax together.

Set in the heart of the South Downs National Park, the farm offers beautiful walks from the doorstep, three welcoming country pubs within walking distance and easy access to local attractions and the market town of Petersfield. Children can roam, play and enjoy the open space, while adults can unwind with a garden drink, a country walk or a leisurely meal together. Downlands Farm is relaxed, welcoming and ideal for groups looking to enjoy good company, fresh air and the freedom to simply be together.

For a wider choice of shopping, dining and entertainment, the cathedral cities of Chichester, Guildford, Portsmouth and Winchester are all within a 30–45 minute drive.

We’re also fortunate to be within an hour’s drive of one of the UK’s finest Blue Flag beaches, West Wittering. Beautiful in every season, it’s the perfect destination for families, couples and walkers alike. If you prefer a shingle beach, Hayling Island is just 30 minutes from Downlands Farm.

Venue capacity is the most the house can host in total, including outdoor space and a marquee where one is used. Marquee arrangements vary, so ask the owner.

We offer small reception parties either in the houses or in a marquee in the field (guests to supply their own marquee). Max 40 inside, 80 outside.

Stayed here for a weekend wedding. Very specious cottage. We were in Edward’s cottage. It was clean and very comfortable. Facilities for the littles were there, could be a bit dated but the littles wouldn’t mind. Thank you for having us to stay! Beautiful views and lovely area!

The cottages and spacious and very well appointed as well as clean and comfortable, the games room, go karts and play area had the kids running around outside all day.
