There’s something about tennis courts that makes country houses feel a cut above the rest. Maybe it’s because they sit amongst beautiful, cared-for grounds. Maybe it’s that they give energetic families something to keep them busy. Maybe it’s the idea of creating your own mini-Wimbledon complete with tennis whites and strawberries and cream. All we know for sure is that a tennis court transforms a weekend in a nice house to an unforgettable trip in a proper estate.
Our houses with tennis courts to rent range from country manors with grass courts to coastal properties with all-weather surfaces to converted estates where courts sit in walled gardens. Most sleep 16 to 30 or more guests and come with racquets and balls provided, viewing terraces for spectators, and importantly, enough distance between court and bedrooms that early morning matches don’t wake everyone up.

Tennis courts only come with a certain type of holiday property. Courts need significant space, so houses with tennis courts tend to be substantial estates with sprawling grounds. And properties on this scale naturally come with other premium features. What’s more, proper courts call for proper maintenance investment, so you know the place is well looked after.
Tennis court properties account for about 12% of our bookings over the last 16 years. We’ve noticed that groups booking tennis court properties want a country house weekend where tennis features as one of multiple activities, rather than a purely tennis-focused holiday.
There are a few court types on offer, depending on the property. Hard courts are all-weather, low maintenance, and allow for year-round play. Perfect if you’re booking off-season. Grass courts are more traditional. They’re high maintenance (think weekly mowing, rolling, and marking) and only operate in the summer. Artificial grass courts are all-weather, offer a decent bounce, and only need moderate maintenance. Most rental properties have hard courts because they’re the most straightforward to maintain.
Tennis works brilliantly for weekend-long house parties. Morning sets while others sleep in. Afternoon tournaments with evolving teams and pitchers of Pimm’s. Mixed friendlies and doubles games to account for varying skill levels and abilities. It’s a chance to flex your sporting muscle and burn some energy without leaving the property. And it works well because it’s such a social sport, even if you’re on the sidelines.
When you’ve downed racquets, hard courts serve a multitude of uses. Why not play five-a-side football, set up a bike circuit for the kids, host a yoga class, or set up your very own outdoor cinema? The hard, smooth surface lends itself to so many uses.
As one family described their stay celebrating together: “We have just had the most amazing long weekend. All our family of 14, ranging in age from 2 to 72, had a superb time. There was something for everyone. We played tennis on a high quality newly renovated hard court, table tennis in a nearby barn, and probably the highlight was the beautiful swimming pool. Generally, you can expect to pay a 15 to 25% premium over equivalent houses without courts. Let’s break it down. Tennis courts cost £30,000 to £80,000 or more to install (hard courts are cheaper, grass courts are astronomical), plus annual maintenance of around £1,000 to £3,000. The premium you pay reflects not only the court but the overall estate quality: properties with tennis courts usually offer extensive grounds, luxury facilities, and premium locations. If you know you want a tennis court, the cost is worth it. If you can do without, you’ll find better value elsewhere.
The premium you pay to rent a property with a tennis court reflects the cost of installing and maintaining a court as well as the more upscale nature of properties which have this feature.
Wondering whether to pack your racquet? At a very basic level you can expect your property to provide four to eight racquets of varying quality and tennis balls in new or decent condition. There’s sometimes a ball hopper for practice. Better properties provide quality racquets for all guests, fresh balls, a court roller/brush for maintenance, a practice wall, seating/shade for spectators, and court lighting.
If you’re serious about tennis and you’ve got space in the car, it’s worth bringing your own racquet. More casual players will likely be more than happy with the house equipment.
In theory, hard courts and artificial grass work year-round. Grass courts work in summer only (April to September).
But the reality is that the British weather might hamper your outdoor tennis dreams regardless of court type. Rain soaks play, strong wind send balls wayward, cold temperatures (below 10°C) make extended sessions unpleasant. Your best bet for the tennis weekend of your dreams is to book in peak tennis season, from May to September, with July and August being the best for consistent weather. Bear in mind too that you’ll get more usable days on your tennis court in the south of England than you will in the north or Scotland.
If you’ve already won the tennis tournament, there are a tonne more ways to make the most of the flat, smooth surface. Turn your court into a five-a-side football pitch, netball pitch, or basketball pitch (with a portable hoop). Set up bike circuits for the kids, do skateboarding, hold outdoor yoga and exercise classes, or even grab a portable screen and create an outdoor cinema. Hard courts are especially versatile for multiple activities, so if you fancy this, keep an eye out for a property with this type of court.
