Sixteen is properly multi-family territory. Three or four sibling families with kids; a friend group with partners marking a big birthday; a hen do that doesn’t want a hotel.

Two sitting rooms is the minimum here. One inevitably becomes the quiet room when the kids are watching a film in the other. Kitchen capacity also starts to matter. A single domestic oven won’t roast a Sunday lunch for sixteen.
