The Farmhouse is a great example of a Grade II listed country house that combines the charm of the past with the comforts of today. It is part of the famous Nether Hall Estate. Seven well-designed bedrooms in the house can fit up to 14 people. You can set up the rooms in different ways to fit different groups. There are four double bedrooms on the first floor, and each one has its own bathroom. There are three more double bedrooms on the second floor that can be made into twins.
The ground-floor spaces have been carefully planned to be great for both relaxing and having fun. You can hang out with your friends in many different places, like a big drawing room, a movie room, and a dining area that is open to the kitchen. The kitchen is also well-stocked, so it can easily meet your catering needs. The property does a great job keeping its old-world charm while adding modern conveniences.
The outdoor spaces are just as nice, with a covered area with an open fire and a pizza oven that is great for hosting guests all year round. The big pergola has both seating and dining space, and the separate games room gives you more ways to have fun.
There is a heated outdoor swimming (mid-April to end October), a large indoor spa pool/hot tub, sauna and well-equipped gym.
There are some unique things about the estate, like a shepherd’s hut by the lake where you can have picnics, a small bar area and a ballroom that you can rent for events.
The property has a private garden that is 2 acres big and access to many amenities, like an all-weather tennis court, a squash court, outdoor table tennis, a boules court, a croquet set, and a play area for kids with a climbing frame, swing, slide, and tree house.

Enjoy walks around the Estate, including a large lake with a rowing boat. The property also provides two electric vehicle charging points.
Located on the edge of Pakenham, a charming Suffolk village with a pub, village shop, windmill, and water mill, it’s just 10 minutes from Bury St Edmunds, 20 minutes from Newmarket, and 35 minutes from Cambridge. Nearby attractions include Ickworth, Euston Hall, and Anglesey Abbey.

House Fact
The Nether Hall estate itself dates back to the 13th century and earlier, when it was the home of the Pakenham family for over a century. Sir Edward Greene and his son Sir Walter Greene undertook extensive improvements across the Estate, which included upgrading Home Farm. The house was remodelled into what is now the Farmhouse, and the farmyard was replaced with gardens and four large greenhouses, the two grandest of which still remain.

This was our annual long weekend away, as a group of 14. We can safely say this is the best house we have ever enjoyed. It is beautifully appointed, with a superb kitchen, comfortable bedrooms, and so many wonderful sitting, eating and relaxing areas everywhere – we have loved every aspect! We’ve had a wonderful time staying here over the weekend, celebrating our friends 30th birthday. There was a group of 13 of us here, but there was so much space around the house for us to all relax together as a group and smaller groups. The house offers so many different types of entertainment. Finding a venue that is befitting of a special family celebration is difficult but The Farmhouse Nether Hall Estate ticked every box. What appeared on a website as a beautiful house morphed into a special home-from-home in which family, drawn from different locations, could relax and enjoy a wonderful 80th birthday celebration. Beautifully decorated and equipped throughout we have all had a wonderful time and have created many special memories.
