At Courtyard Cottages, everything is designed to bring people together—hosting up to twenty-five guests across ten bedrooms in two charming cottages set opposite one another around a shared courtyard, connected by a graceful archway.

Courtyard Cottages combines the Coach House and the Courtyard Cottage into one spacious, sociable retreat. Positioned face-to-face, the two properties offer the perfect balance: generous shared spaces for group moments, alongside quieter corners for privacy and relaxation.

The Coach House accommodates up to seventeen guests in seven bedrooms, including a convenient ground-floor room with an accessible wet room. Its impressive living space features twin refectory tables seating twenty-five, a range cooker, a wood burner, and doors opening onto a terrace with a barbecue—ideal for long, leisurely gatherings.

The Courtyard Cottage sleeps eight across three bedrooms and offers a more intimate atmosphere, with a characterful beamed drawing room, antique pine fireplace with iron stove, terracotta floors, and elegant bow windows. It also includes a private terrace with barbecue for relaxed outdoor dining.

The Courtyard Cottages are ideal for large family gatherings, milestone celebrations, and reunions—any occasion that brings up to twenty-five people together under one roof (or two). With a ground-floor bedroom and wet room, it’s also well-suited for guests with limited mobility. I hired the property for a 30th birthday weekend and it was absolutely perfect!

Not only are the grounds absolutely stunning, but the team were incredibly helpful and patient while I got everything together in the months leading up to the weekend.

They were able to sort us a catered meal with wait staff for 28 people on the Saturday night (which was very tasty), and set up huge fire pits for the evenings.

Every guest commented on how great the property was. The team helped make the weekend unforgettable. Will absolutely go back if we get the opportunity!

Kemerton is a beautiful Cotswolds village, quiet, peaceful and replete with quaint cottages, one pub and one cafe. Upper Court is an attractive, old Georgian mansion in extensive and well maintained grounds, next to the Norman era church. So, a perfect location. Such an old building naturally has creaky old floors and oddities in how it has been renovated for 21st century guests (eg our bathroom was cramped and odd shaped). But it is very liveable, well furnished and comfortable and quiet. Good for healthy country walks, while being close to interesting places such as Tewksbury, the Gloucester and Warwickshire old steam railway line (a fun day out) and Sudely castle etc.

Great place for larges groups of families

My family had mixed experience at Upper Court. For accommodation billed as luxury, this was very far from the truth. First, the positives. Lovely grounds, well kept and lots of variety, and good location on the edge of the Cotswolds. Lovely swimming pool (time-limited access for resident groups, and free for all sessions) and tennis court ( bring your own equipment). Well equipped kitchens and ample communal space, indoors and outdoors. Where it lets itself down are the multiple requests for additional fees for what I would class as standard for a luxury experience, at a considerably premium price. Hot tub, sauna, firepit, BBQ, additional guests. These would soon rack up and make an already expensive stay go beyond the pale. Rooms were also a mixed bag, some reasonable, but most for my family were small, cramped and poorly ventilated, with the most uncomfortable beds I have had the misfortune to sleep in. One of the most disappointing features was the smallest bathroom ever where most of my family experienced severe feelings of claustrophobia in the coffin-like shower cubicle (with no bath option). On the plus side, decent water pressure if you can bear the walls closing in on you. Would not recommend.
