Holly House is a spacious private country house near Belper in Derbyshire, with 16 generous bedrooms, 14 en-suite bathrooms and exceptional shared spaces for groups who want to stay together in comfort.
The house works particularly well for up to 16 couples, as well as families, friendship groups, retreats and corporate stays. Three of the largest bedrooms can also accommodate an additional child or third guest where required.

SOCIAL SPACES AND DINING
Holly House is arranged over four floors, with a variety of spaces for dining, relaxing and spending time together.

The conservatory is one of the highlights of the house, providing a generous space for group meals, private dining and approved celebrations.
The kitchen is designed to make catering for larger groups straightforward, with generous preparation space, multiple ovens, hob, microwave, coffee machine, toaster, kettles, fridges, freezer and two dishwashers. External caterers are welcome by prior agreement.
CINEMA AND ENTERTAINMENT
The lower ground floor has a dedicated cinema and entertainment room with a 100-inch television, games console and karaoke facilities.

Many bedrooms can be arranged as either super king doubles or twins, making the layout particularly flexible for couples, families, friends and corporate groups.
Three of the largest bedrooms can accommodate an additional child or third guest, while still retaining the spacious feel of the room.
The bedrooms are spread across several floors, allowing different parts of a group to have their own space while remaining together under one roof.

Holly House is a private country house in a rural setting and works best for groups who want to relax, celebrate and spend time together comfortably.
We ask guests to be considerate of the surrounding area, particularly in the evening. Outdoor music is not permitted and sensible external noise monitoring is in place.
Any catered event, celebration or visit by guests who are not staying overnight must be agreed in advance.

Just under 20 minutes away is Matlock, often seen as a gateway to the Peak District National Park, where you’ll find walking routes, cycling trails, outdoor adventures and some of the county’s most scenic landscapes.
Also nearby is Carsington Water, popular for watersports, sailing, bike hire, lakeside walks and family-friendly activities.

“Holly House sits high in the Derbyshire Dales, with 16 bedrooms named after trees and a conservatory dining room for up to 90. The bit I’d head for first is the Arctic Cabin in the gardens, with a central BBQ at its heart – properly atmospheric on a cold evening, and not something I’ve seen anywhere else.”
