Warmwell House is a lovely Jacobean manor built in Dorset between 1618 and 1620, in the middle of Thomas Hardy’s country. The house has ten big bedrooms that can sleep up to twenty people. For an extra fee, two luxury shepherds huts can sleep four more adults. The house can hold up to two well-behaved dogs, so it’s a great place for family gatherings with pets.
There are seven bedrooms with king-size beds, one with a double bed, and two that can be set up as twins. They have put a lot of thought into the sleeping arrangements. Seven rooms have bathrooms next to them or in the same room. The other three share bathrooms that are close by. Some rooms were designed to be easy to get to, but some areas might not be safe for young children or older guests.
The beautiful drawing room is on the second floor and has great views of the gardens. The big, panelled dining room on the ground floor is perfect for fancy meals and parties. It has an acre-long table that can easily seat 24 people. It can also be set up for smaller meals. The property has a traditional country kitchen and a catering kitchen.
There is a gallery for music and relaxing, a morning room for reading the Sunday papers, and a sitting room just for relaxing. There is super-fast broadband throughout the building, which is a modern convenience. The outdoor areas are just as impressive, with big lawns and gardens all around the house. There is a maze that is fun, a pool outside, a tennis court, and a croquet lawn. There are formal areas, like a shaded pleached-lime garden, a traditional kitchen garden, and more natural areas, like wildflower meadows.
The Coach House has been remodelled into a double-height, multi-purpose room perfect for parties, dancing, or letting kids play inside when it rains. There is also a bar area and cosy booths in the old stables where you can relax.
Location and Things to Do
The house is in south Dorset, above Weymouth, which is its nearest town. Weymouth has a mainline train service, and the house is about 15 minutes’ taxi drive from the station.
The house is about three miles from the South Coast path and beautiful beaches (Durdle Door is not too far away) Corfe Castle and Lulworth Cove are also within reach, and there are several tourist-type attractions, such as Monkey World and the excellent Dorchester museums.
Guests are welcome to use the footpaths, and go deer and wild pony spotting. There is also the strenuous but spectacular walk to the beach (takes an hour and a half), alternatively some guests might prefer to stick to the 10-minute drive.
Weddings
Warmwell is perfect for country weddings – we have the parish church at the end of the front drive, and a very helpful vicar. This is ideal for a wedding party of up to 120, with a marquee in the elegant Georgian Square garden, with beautiful country views. We also have a licence for smaller weddings in the house or the gardens for up to 40 people. The couple will rent the manor house, for themselves and a total of up to 24 house guests for the weekend. Music and dancing will be in the renovated Coach House.

House Fact
A scholar of oriental languages, John Sadler, lived at Warmwell House in the days of Cromwell and Charles II. He saw a vision and made an uncannily accurate prophecy in 1661 in which he described the Great Plague, the Great Fire of London (1666) and the Monmouth Rebellion (1685). A priest wrote down his statement and you can see a copy of it at Warmwell (the original is in the British Museum).

We stayed in Fallow, a shepherds hut in the grounds of Warmwell House in Dorset for three nights from Monday to Thursday. What a delightful, magical place. There are two shepherds huts on the site, Sika and Fallow. Fallow is a little “complex” comprising of the main hut with sleeping and dining facilities and separate huts for the composting toilet and electric shower and the kitchen. The sleeping hut is very cosy, in a rustic style with a comfortable bed and wood burner. There are solar powered lights and a Roberts radio, a small selection of books and board games. The huts are in a woodland glade at the end of a farm track (there are three gates to open and close on the way and a short walk from the designated parking space) which is just idyllic. So peaceful and quiet with only sheep for neighbours. Outside, there is an iron fire bowl with log seats as well as a garden table and two chairs and a hammock. There is no running water in the kitchen hut, but there is a standpipe outside for the kettle and washing up. It is not recommended that you drink the water without boiling it first and a large bottle of mineral water is provided. There isn’t a fridge, but there is a very good heavy-duty cool box which kept our milk, etc, at just the right temp. The owners also offered to bring us more ice blocks, but we didn’t really need them for the three nights we were there. It was quite an adventure to use the double camping stove but we managed to prepare an evening meal and scrambled eggs and toast for breakfast without too much trouble. We had a fire outside in the fire bowl on the last evening and toasted some tea cakes as the sun went down, but I’m sure it wouldn’t be hard to do a full BBQ. There are plenty of utensils, saucepans and frying pans to produce a reasonable meal if you want to. The shower is nice and hot and strong with towels provided. The only disadvantage with having all the facilities in separate huts is that you may have to dodge the rain to have a shower or cook some food but we were relatively lucky with the weather while we were there. We were out and about during the day, but it was such a peaceful, safe, and cosy place to stay the night. We loved it and would definitely stay there again.

We stayed at Sika – a beautiful Shepards hut on the propety and wow, what a weekend we had. The hut itself is located far from road along a dusty track in a glorious glade among the trees. It’s secluded yet with stunning views across the Dorset countryside. Everything you need is provided, wood for the burner, milk for your coffee and rugs to keep you warm in the winter, board games for a rainy day, a Roberts radio playing classic FM. Everything is high quality and built to last, no plastic throwaways here – all the fixtures, fittings, utensils are steady and create a real high end feel. The walks across the estate are to die for – old Oak woodlands, glades and valleys surrounded by deer, just stunning.
Our stay was fantastic, so secluded with access to great pubs, walks and beaches a stones throw away. We will be back, very soon. Thank you!

We had our wedding day on 6 July 2024 and it was fantastic. Sam and Serena were very supportive from our first meeting and were very keen to ensure we had everything planned to make the day go smoothly.
The venue is stunning with so many options to make the day fun and varied, it easily accommodated our 100 guests. The gardens are beautifully kept and make a stunning background for the ceremony, drinks on the lawn, the wedding breakfast marquee and photographs. The coach house makes a fantastic evening bar and band area.
Having the house and grounds for the weekend was also fantastic, it meant the immediate families could spend some time together beyond the whirlwind of the wedding day itself.
We had an amazing time and would definitely recommend to anyone looking for a stunning venue that is the foundation from which to organise how you want your wedding (or event) to be.

I chose Warmwell to host my wife’s birthday over two nights/three days, it was a surprise event for her. The owners were magnificent from the very start of the planning process, about 10 months before the actual date of the event Sam and Serena offered very good and practical advice and were thoroughly accommodating at all times, this made the planning and execution much easier than anticipated. There was no need to use a party planner, which had been briefly considered given the full catering for the weekend, the murder mystery formal dinner on day one and the barn dance on day two. Warmwell is a superbly appointed home it exudes the right amount of grandeur and gravitas but is cosy and informal at the same time. The “public” rooms are generous and the dining room is excellent seating all 17 guests around one table created a fantastic atmosphere at both formal and informal meal times. Each bedroom is well appointed and almost all have private bathroom facilities. As mentioned in other reviews, the beds are very comfortable indeed. There are plenty of rooms for guests to break away into and many entertainment facilities on site, the pool, maze, walks in the grounds, tennis court and pool table to mention a few. We used recommended caterers for all the meals and they were excellent. At our own choice we supplied all the wines and these were easily accommodated in the two large kitchen spaces. Come rain or shine there was plenty to do here with its excellent on-site facilities and great location close to the jurassic coast. We will use Warmwell again when the need arises for a special celebration weekend with family and friends, it felt like our own home for the weekend.

We got married at Warmwell House in the summer of 2021 and had a perfect experience. Sam and Serena were wonderful from start to finish and provided us with everything we wanted from our wedding over a magical weekend. We pitched a petal marquee in the raised garden, had a live band in the lime garden, and relaxed at the pool on the Sunday. It was incredible, and the beautiful and unique venue really added to the experience.

We spent a weekend here celebrating at 50th birthday. The house is beautiful and very well equipped. The beds are super comfy with lovely linens ,electric blankets and hot water bottles . There are so many rooms to enjoy, crackling fires and quiet spaces to relax. We loved line dancing in the barn. We had a cocktail mixologist followed by a fabulous meal in the huge dining room. We stayed up far too late playing pool ! Sadly , it was just a couple of nights and not enough time to explore around but the gardens are glorious with the most incredible swathes of snow drops. We managed to leave several items behind but they were sent back promptly and without any complaint . We would LOVE to go back

Wow, this place is purely magical. We had our wedding here in September 2023 and can honestly say picking Warmwell house was the best decision we made in the entire wedding planning process.
Sam and Serena were utterly faultless. They were so helpful and communicative in the run up to the day, answering any questions or concerns we had, or helping to give advice and support when needed. Over the wedding weekend they were so welcoming to all our guests and went above and beyond to ensure everything went smoothly. They were extremely discrete, but were on hand as soon as we needed them! For example, Serena saved the day with red wine remover spray when I spilt it down my dress (oops!) and Sam kindly popped out the day before and stocked up on more ice for us when we realised we didn’t have enough. Little gestures like this really set this venue apart from other more mainstream venues.
The house is breathtaking, it feels like you are staying in a national trust house. Of course, it is full of amazing antiques and art work, so it is important to respect the house you and your guests are staying in. The gardens are beautifully kept, with a stunning pool and lots of areas to explore. The guests staying in the shepherds huts said they had an amazing time as-well.
We were married in holy trinity church, which is just down the drive. We loved attending the services in the run up to the wedding, the congregation were all so welcoming. One of my happiest memories was after being married in the church (Reverend David is fantastic), we all walked down the drive in the sunshine to the square garden for the drinks reception.
If you are looking for a perfect venue, look no further. Warmwell House is it!

We attended a wedding at Warmwell House in August and it exceeded all expectations. The house and surrounding settings are beautiful, the gardens are exceptional and we had the most wonderful time. We were fortunate to be able to glamp on site which added even more too the whole wedding weekend. Waking up on site the morning of the wedding, having breakfast by the pool and getting ready with friends was perfect. The wedding was brilliant, with food from the house’s kitchen garden used! The atmosphere for the reception was just perfect and the coach house is perfectly set up for dancing, a Ceildh, or sitting and relaxing with other guests. Every last detail has been considered and we had the best time!!!

I recently attended a wedding at Warmwell house and everything was perfect from the start to finish. We stayed in the tipis in the wood on site which were super easy and convenient and there is a great shower block on suite as well! The wedding itself was in a beautiful countryside church just behind the house with the reception in a marquee and the party in the coach house. Sam and Serena were amazing hosts and despite there being 120 guest it still get small and intimate. The food was exceptional with some of it grown in the kitchen garden. The first time we saw Warmwell House and met with Sam and Serena we knew this was where we wanted to get married. Ours was to be a small wedding and they showed us around and advised us on which rooms would be best suited for the ceremony, the wedding breakfast and canapes and champagne should we be unable to serve the latter in the beautiful gardens. This stunning small Jacobean Manor House provided the perfect venue for our wedding day. Sam and Serena had been able to advise us all the way through the planning – for example where to take photos in the house or garden depending on the weather – but on the day they were invisible, leaving us to entertain our family and friends almost as if it were our home! With just 30 guests we held the ceremony in the drawing room which has stunning views across the grounds. The wedding breakfast was served in the dining room with all its original period features and the Jacobean dining table adding to the grandeur of the occasion while being small enough to provide an intimate setting. On the day the weather was typically English and canapes and champagne were served in the morning room where furniture had been moved to create more space to mingle. We were lucky to get most formal photos either outside or in the beautiful porch with its double arch. The house itself provided a perfect back drop for the many informal photos indoors. This has to be one of the best wedding venues in Dorset and although catering for larger weddings than ours, we couldn’t have asked for a more personal and perfect venue for our special day. We will be forever grateful to Sam and Serena for allowing us to create such special memories.

Absolutley FABULOUS! 5 stars +++. We came in from the States for a family reunion, we were a party of 14 in all for 5 nights. The house is large, stunning and stately with beautiful antiques. The estate has bucolic, quiet surroundings in the countryside. The house was spotlessly clean , with welcoming fresh flowers arranged around the house. Very comfy beds, soft white linens and tea/coffe set up in all bedrooms , beautifully renovated bathrooms, with towel warmers! With 2 kitchens, multiple comfy rooms for relaxing ,a family dining room, pool room and stunning, formal dining room there was pleny of room to accomodate all the guests. Very well equiped kitchens with a large Aga and a regular stove! We had very flexible arrival and departure times. Sam and Serena were the most gracious and helpful hosts. With recommendations from Serena we had excellent kitchen help and a superb fully catered formal dinner. Everyone loved exploring the grounds, beautiful gardens, croquet, tennis, maze, heated swimming pool ( very clean ), country walks. We helped ourselves to fresh veg, fruits ( fab dessert grapes from the greenhouse !) and herbs from the garden. Close to coast, pubs and nearby Dorchester/Weymouth for shopping etc. Its 2.5 hr drive from central London. We would recommend the house without reservation! It was truly a priviledge to stay in such a historic property!

What amazing Hosts Sam and Serena are! We got married in May 2022 at the stunning Warmwell house, with the gorgeous gardens in full bloom. Sam an Serena were so welcoming, thoughtful, and supportive from start to finish. They helped us right up to the end of the weekend without being intrusive. Our guests are a still going on about how stunning the venue was. One couple even told everyone at THEIR wedding how great OUR wedding had been! Warmwell House is the most beautiful home I have ever visited! It has an incredible history, which its owners will happily talk you through with palpable passion, and is beautifully looked after; maintaining its Jacobean charm yet feeling modern, comfortable, and featuring all the amenities you could wish for.
Don’t get me started on the garden – it is truly straight out of Bridgerton AND it has a pool (!!). You can even venture straight out the front doors, through the stunning gardens, and into the amazing Dorset countryside for a leisurely long walk down to the beach.
The owners, Sam and Serena, are some of the kindest people you will ever meet and are so generous to share their stunning home with others. I can’t thank them enough for the most amazing weekend – they are so so welcoming and truly incredible hosts.

My wife and I were lucky enough to have our wedding reception at Warmwell House last weekend. Not only was it the perfect setting and the most amazing day but Sam and Serena made it all the more special. They were outstanding in the build-up; incredibly helpful, accommodating and supportive. Indeed at times you felt that they were invested in our day as much as our family and friends. This is not a wedding venue. It is so much more , it is their home that they open up and allow you to put your own stamp on it. Of course they have some boundaries and rules, but they are consistent with these from the first minute and do not waiver from this. In fact they do everything they can to accommodate you. A good example of this was the day after the wedding. Many of my family are fanatical sports fans. Sam invited us all in to his private sitting room to watch the golf with him and enjoy a glass of wine. This is a small example of how classy they are and the extent they are willing to go to make you feel at home and make things work. Not to mention use of their the beautiful pool, tennis court , table-tennis table, coach house and gardens.
Back to the wedding – Emily the Wedding Co-ordinator, rescued some audio dilemmas we were having by allowing us to use her her own personal audio system for the speeches. She was on hand all day helping , ushering people and solving any minor issues that cropped up. Again her manner, professionalism and support was first class from the 8 months before the wedding until the moment we left.
All of our guests commented on what a wonderful venue it was and how personal it is. Some even said ” it is too good to be true , what’s the catch?” . The truth is, if you respect Sam and Serena and the parameters in which they ask you on day 1 to work within , there really is NO CATCH. It is perfect and we have left our wedding with a place in our hearts forever and some new friends.

We attended our Sons wedding at the beautiful Warmwell House this last weekend. The venue was stunning. It was completely made by the wonderful Sam and Serena who couldn’t do enough for us. Once we had driven down the long track , you are greeted with Warmwell House. Wow , what a house this is. Steeped in history , set in acres of Dorset countryside. Lovely gardens to go and explore, whether that be the herb garden , the maze or the outdoor pool area. Such a beautiful location to have a Wedding, which was the whole reason we had the pleasure of staying in the first place , as our best friend got married there. A short walk from the house down the track and you are at Warmwell Church. Perfect location for a Wedding, such a beautiful quaint church. For the main reception afternoon, we were in the Old Coach House, ideal for having a sit down meal and dancing the night away with the happy couple. Sam and Serena were fantastic hosts. Nothing was to much trouble for them. We only saw them very briefly on both days , whilst enjoying a very filling breakfast and then again when we all left to go back home. Absolutely loved this location, just perfect…….

Warmwell House is the perfect wedding venue, especially if you’re looking for somewhere with a church, stunning gardens and somewhere your guests can stay on site. The house is not only a stunning backdrop, but it was incredibly comfortable and housed the entire bridal party for the weekend.
There was glamping up in the woods, an outdoor pool and room for both a marquee and drinks on the lawn. We had a family dinner at the house the evening before and breakfast in the house the morning after – all of which Sam and Serena hosted beautifully. It’s worth baring in mind that this is a family home so some of the house is off limits and there is an 11pm cut off for music.
We all had an amazing weekend and would highly recommend having a wedding here!

It is an ideal venue in an idyllic countryside setting giving plenty of space, and flexibility for all the activities that she and her now husband had organised for their guests. We attended a magical wedding at Warmwell House at the beginning of this month and it couldn’t have been a happier celebration. The house itself is everything that represents British elegance with its interesting architecture and history; beautifully-furnished and extremely comfortable rooms; spectacular gardens in beautiful surrounding countryside – all of which offer a warmth and charm that is rare to find. This was largely due to our most charming and thoughtful hosts, Sam and Serena, who could not have done more to make the weekend so special and enjoyable. Their extremely discreet presence ensured that everything went smoothly to make the bride and groom, as well as all the guests, sublimely happy. My only small complaint was the British weather, which meant that some of us ladies had to rely on our vanity to keep us warm! But everyone was smiling.

Our week at Warmwell House was not only the most amazing staycation but probably among the top vacations we’ve ever had. The house is immaculate and Sam and Serena were fantastic hosts, always available to help with queries, share some of the history of the house and provide recommendations for things to do nearby (..admittedly we hardly left the house, between the pool, tennis court, pool table and walks around the grounds, why leave?!). The beds were incredibly comfy and the rooms and bathrooms all done to a very high standard. Compliments all around from our group of 12. We can’t wait to stay again next year!

What a fantastic place it is, Sam and Serena were the perfect hosts attending to our every need, including the standout delicious breakfasts to set us up for the day ahead, but not obtrusive in any way. The house has been tastefully renovated to the highest standard, with every little detail thought about to make for a very comfortable and relaxing weekend. With heartfelt thanks for an amazing stay. We had a wonderful weekend stay in February at Warmwell. The house was incredibly comfortable, warm and cosy, especially on returning back after a rather windy walk to Durdle Door. The owners Sam and Serena went out of their way to make us feel at home. We particularly enjoyed the maze in the garden and the comfy beds!

What a lovely house! Everything has been done to a very high spec and so it feels like a five star hotel but with the intimacy of a family home and the exclusivity of a private party! The owners were on hand to offer local advice and help with any questions and we all had a thoroughly enjoyable weekend and hope to come back!

We stayed at Warmwell house for a long summer weekend, 13 adults and 3 children. From the moment we drove down the splendid driveway and were greeted by this stunning Jacobean Manor, we knew we had found a true gem!
Sam and Serena were incredibly helpful from beginning to end, offering us lots of tips on the local area, recommending caterers and answering all our queries very quickly. They were there to greet us and show us around the splendid house. Each bedroom is designed to 5 star standard and if all the other activities had not been there is would have been impossible to drag ourselves our of the unbelievably comfortable beds!
The kids spent most of the time in the wonderful pool as the adults played tennis, drank delicious wine and lounged in the gardens – shaking off the London stress!
I have never stayed at such a wonderful place and I hope that we will be able to return again and again to Warmwell House.
