Stretton House is a Victorian country manor in Derbyshire, just outside the Peak District National Park. It is ideally suited for large family parties and weekends with friends.

The house has 13 bedrooms (10 of which are en-suite, and three of which are flexible family rooms). There are an additional two bathrooms. The rooms are all large and light-filled; some of the rooms have four poster beds. 2026 will see the coach house converted to offer sleeping for another 6 guests including an accessible ground floor bedroom.

Stretton spacious house, and its reception rooms are just as generous as its bedrooms. There’s an elegant drawing room, with long sofas and an open fire; a library and a large dining room, which stretches the width of the house, and is perfect for a formal dinner party.

There is also a bar lounge and a sun lounge, and large conservatory, which will seat the household of guests for more informal dining.

There are also two kitchens, East and West, both of which are well-equipped and easy to use.

Outside, the terraces offer views of the woods and the lake, and lead down to formal gardens, including a knot garden. The lawns are perfect for a high-stakes game of croquet, and there’s a children’s play area. Guests are welcome to enjoy drinks or a BBQ on the terrace, and there’s adequate seating for everybody to sit together.

Location and Things to Do

Stretton House is located just outside the Peak District National Park in Derbyshire, about six miles from the M1 (junction 29). The nearest main-line train station is Chesterfield (7 miles away), and East Midlands Airport is about 30 miles away. Matlock, a charming Derbyshire town on the edge of the Peak District, is 8 miles from the house.

The area offers scenic views and outdoor activities.

Weddings

Stretton House can accommodate weddings with large reception areas and ample outdoor space. The picturesque setting, formal gardens, and terraced areas make it an excellent location for hosting events, drinks receptions, or outdoor ceremonies.

Communication throughout was excellent from Dena and kudos to John and Debbie for how clean and we’ll kept the property is!

It was really well equipped for our group of 27, and to a high standard (especially noting comfortable beds!)

Although the property is huge it still felt homely and it was handy having the two kitchens close together. The grounds are wonderful, and the children loved the big garden

What a fabulous stay we had at Stretton House! The property is just perfect for friends/family gatherings. The kids had an absolute ball playing in the big flag garden and exploring and the house is perfect for hide and seek! So much so that we had to do very little parenting and just got to catch up and hang with our friends which is definitely the dream! Stretton house feels like a home and definitely has the wow factor, it’s absolutely stunning. The two kitchens and three dishwashers are also fabulous with a large group and there are bathrooms galore! We had a really wonderful weekend catching up and celebrating with life long friends and made memories we will keep forever. Hopefully we will be back in the future!

An Unforgettable Stay – A Truly Magical Home

We had the absolute pleasure of staying at this stunning home to celebrate a milestone birthday, and it far exceeded all of our expectations. From the moment we arrived, we were blown away by the beauty, comfort, and warmth of the house. Every detail has been so thoughtfully considered, and the atmosphere strikes the perfect balance between luxury and homeliness.

The setting is nothing short of idyllic – peaceful, spacious, and surrounded by nature – creating the perfect backdrop for rest, reconnection, and celebration. We made so many special memories here, and the children were completely enchanted by the experience. In fact, not a single one of them asked for a Wi-Fi code during our entire stay – a true testament to how captivating the house and its surroundings are!

It was the perfect place to gather with loved ones, relax, and enjoy every moment. Saying goodbye was genuinely emotional, and we left with full hearts and lifelong memories.

This home is a rare gem. We feel incredibly grateful for our time there and are already dreaming of returning. Thank you for sharing such a magical place with us.

We had an amazing stay for my 40th Birthday at Stretton House. The house is stunning, a real piece of luxury. So many brilliant rooms make this house a really flexible and fun place for any event.

All the bedrooms rooms are a great size and the facilities are spot on, almost all rooms are en-suite.

The games room was a real bonus and kept everyone entertained, the sound system was brilliant for a late night disco, the kitchens are well stocked and have plenty of everything you need (especially dishwashers!).

We had some vans (food and drink) attend and there was so much space for them on the big driveway along with all the cars from our guests.

Could not rate this place highly enough and is certainly good value for money compared to other large houses available.

Dena and John were great communicators and made the booking and stay seamless.

Stretton House is absolutely beautiful. We used the house for a large family get together (20 people) with ages from 1 – 73. The bedrooms are all beautiful – with most being en suite and plenty of additional bathrooms for those without an en suite. Although it was very cold outside the house was lovely and warm – apart from the conservatory which is too cold to dine in. We used it for an art project and the dogs were also required to stay in here and it was ok for them. There are plenty of lovely downstairs rooms which was nice – it created areas for people to do their own thing or socialise together. The kitchens are very well appointed with lots of crockery, pans, flatware etc. washing up liquid and scourers are provided. Everything was beautifully clean and we were left a lovely box of chocolates and Prosecco as a welcome gift – thank you. John the housekeeper was always on hand for any questions and gave us a comprehensive arrival briefing. We felt well supported should we have needed anything at all. We used Kelly Barratt catering for ‘ready to heat’ lasagnes and puddings for our arrival night – delicious and so convenient & a formal 3 course dinner on one night. Everything was great and Kelly communicated really well throughout. Highly recommended. I’d say the only challenge I had as organiser was making sure everyone knew the house rules (eg no music in front rooms after midnight, dogs have to stay in 2 rooms / on leads, beds needs to be stripped and bins emptied on departure, all dishes washed up etc). It’s a bit of a challenge with a large group arriving and leaving at different times, so maybe a comprehensive pdf of all rules could be sent out beforehand for circulation – although it’s fair to say the youngsters may not read them all I guess! I found it hard to make sure everyone was fully aware of everything and didn’t want to do anything wrong but equally didn’t want to burden people with ‘don’t do this & that’ all the time. A really lovely stay though thanks – everyone enjoyed it no end.

I used this venue to run a very special type of retreat that needs very specific requirements like calm, safe, warm, inviting and Stretton House more than delivered all of these and more. Every step from the booking and using of the venue through to departure felt seamless and done with so much care. Stretton house was amazing, impeccably presented and clean with every aspect carefully considered such as a 3 huge dining areas allowing all the family to sit together, 3 dishwashers so there was no need to spend ages in the kitchen washing up, a cinema room with a huge projector screen and Sky movies, a games room and lovely outside space. Our family of 30 book a weekend away every year and we’re unanimous in our view that Stretton House tops the list! We will definitely be booking again.

Stretton house is everything you could hope for and so much more… Dena very kindly agreed after discussion for my partner and I to rent for a long weekend and hold a very small intimate, gentle garden party wedding at her beautiful home. Regardless of the wedding, this home is amazing for a 25-30 people group as every room has its own associated bathroom, all rooms are tastefully renovated. You’re spoilt for choice with beautiful areas, from garden and outside space to cosy and welcoming reception rooms inside. The house feels warm and welcoming and offers so much potential for so many different activities. Garden games… bbqing… walks around the ground… just amazing. Perfectly set up for both outside caterers too as well as cooking yourself, we used both caterers, bbq and kitchens to cook in. If you’re having a party of some sort I would advise renting cutlery/ glasses though as the house has 32 only of each thing so unless you’re on top of dishwashers (which there are many!) might be easier to rent. We used zest for catering – amazing! Derbyshire crockery hire for glasses and china – very reasonable and set up for small parties. Honestly I can’t speak highly enough of this place… John the gatekeeper is also a great help who lives in the gate house too! Thankyou Thankyou Thankyou Dena and John. No doubt we will be back. Highly recommended.

Don’t hesitate, just book it! We were a group of 26 (14 adults and 12 children) and had the most wonderful weekend in the stunning surroundings of Stretton House. From the outset, Dena’s communications were clear and helpful and always gave the impression that nothing was too much trouble. On arrival we were warmly met by John, the housekeeper, who gave us the “tour”. He was subsequently always available but never intrusive. The house has a real wow factor and was absolutely perfect for a group of our size. It allowed ideal social space to come together, but also given its size the ability to easily spread out. The weather was kind, so we spent most of the time on the fabulous rear lawn playing sports, and put the BBQ to good use on our final night. The site is safe and secure and the kids loved the freedom it gave them…. as did the adults! Morning coffee on the veranda overlooking the lake and horse fields was just idyllic. We would all return in a heartbeat.

The house was beautifully presented, very clean, tidy and spacious and it ticked all our boxes for the atmosphere of the weekend we had planned for. The house is stunning with beautiful features, all the rooms are comfortable and spotless. Excellent sleeping accommodation. There is two well equipped kitchens including an ice machine! It was nice to use the conservatory to all sit together for dinner. We did a murder mystery evening which worked well as we got to use all the rooms in the house! The grounds are beautifully kept and we met Strawberry the horse who was very friendly. The annex games room proved a popular feature for the older children. Dena was helpful all through the process of booking. We had a lovely warm welcome from John who was very informative about the house. The lovely welcome pack left full of treats was appreciated. I would highly recommend Stretton House it is a fantastic venue for a group to get together for any occasion.

Absolutely stunning! You will ‘wow’ on entry as will all your guests. It is immaculately clean, has everything you need and more. We had a chef on Saturday evening and he had one whole kitchen all to himself! We just had a 3 day break here and to say it’s one of the best breaks we’ve ever had is an understatement. Stretton house offers something for everyone, from the amazing old feel and original features of the house if you love old period properties, to a state of the art cinema room , the games rooms offers plenty of time for the competitive types and if you love taking in some fresh air then there is plenty to do outside with some spectacular views . This is the ultimate get away place for large families who want to have some time away together . All the rooms and bathrooms are clean tidy and modern , while again managing to somehow keep the old original feeling of the property .

Most definitely want to visit here again that’s a certainty .

Stretton House couldn’t have been more perfect for our very special triple family birthday celebration in November. We were a group of seventeen from all over the UK ranging from the age of 4 years to 82 years old celebrating a 50th, 40th and 21st. Stretton House catered for all! Beautifully decorated, brilliantly thought through for catering, relaxing and having fun. Everywhere was sparkly clean, plenty of hot water any time of day, amazing heating for such a big house and a feeling of home! The information provided by Dena beforehand was so helpful and nothing seemed too much trouble. John was really welcoming on arrival and was on hand for any queries. Certainly a weekend to remember and we very much hope to go back one day.

We stayed as 5 families for a long weekend celebrating multiple birthdays. From start to finish, it was stunning. Set in a backdrop of views over the Dales with spacious and well kept gardens, the house is generously proportioned for 25 people but at the same time extremely comfortable. It’s well equipped with plenty of cutlery and crockery and the details such as the furnishings in the bedrooms, library and dining room really add to the experience. Dena was extremely helpful with guidance and setting up the bedrooms to our requirements – and even found a charging point for an electric car! Definitely a 5 star experience!

Was there for a long weekend celebrating a 40th with a murder mystery. Its an absolutely beautiful house! If you want to feel like you’re in an episode of Downton Abbey or Poirot you’re on to a winner. Be warned though, the local pub doesn’t open until 6pm!

After extensive searches I booked Stretton House for my 50th birthday (directly). From the very beginning Dena was hugely helpful and throughout dealt very patiently with my numerous questions. I had a real vision of what I wanted the weekend to be, usually a recipe for disappointment but the weekend exceeded my expectations by a million miles! We were met by John who showed me around the property, to be fair I’d been on the video tour app so many times I knew my way around but the property is so much more impressive in the flesh! It’s also bugger, the rooms are incredibly spacious and the facilities… well nothing has been overlooked, quite literally nothing! Our guests arrived from Friday afternoon and everyone commented on how lavish and luxurious the rooms are, we had 23 people (all adults) giving everyone their own bathroom (and just one bedroom not en-suite). Honestly the facilities are 5 star; toiletries in each bathroom, power showers, comfy beds, fluffy towels, spectacular views… what more do you need from a bedroom? We served afternoon tea in the lavish lounge (with the biggest sofas I’ve ever enjoyed!), played chess and enjoyed a brandy in the library, had a 3 course dinner (and a pub quiz after reconfiguring it) in the dining room, breakfast In the pine kitchen, conservatory and outside, watched the cricket in the sky room, pool competitions in the games annex and the party to end all parties for my actual birthday in the back kitchen and bar (where you can stream your music through the speakers in the kitchen, queue much dancing and singing). The weather progressively got hotter so we had a full day in the garden playing croquet (who knew it could get so competitive) and exploring the secret garden, lake and local footpaths. To be brutally honest, none of us wanted to leave! I did tons of research to find the perfect property for a large group and I found it. Honestly, if that’s what you’re looking for then look no further, the answer is Stretton house!

Stretton House is a fantastic venue for celebrating a special occasion or for a reunion over a few or many days for a large group of friends and/or family. The accommodation is first class, well maintained and full of lovely furniture, fixtures and fittings. Log or coal fires in the main living rooms also provide that special warmth and comfort in the winter months. The property is well located for accessing the numerous places of interest in the area and I would thoroughly recommend Stretton House to everyone who enjoys the pleasure of staying in a wonderful home!

Stretton House is big, grand house with a large hallway and an imposing staircase for you sweep up and down. One large lounge with comfortable sofas, a couple of smaller lounges off the main hall plus a home cinema room, a playroom, a conservatory, a garden and a whole separate annex for games (including table tennis, pool table, table football and games console) means that the house absorbs a large crowd and everyone can find a favourite space. Unusually in a house for a group, there is a choice of three areas where the whole party can eat together; a formal dining room, a sunlit conservatory near the kitchen or, if the weather is fine, you can eat in the garden. There are enough tables and chairs for 30 in all three areas.

The house is clean, well-maintained and the furnishings, bed linens and towels are of good quality. The kitchens are well-equipped to cook for a large party. Everything in the house works; there are no dripping taps or dodgy showers. If anything does break or you can’t figure out how to use the impressive home cinema, you can call on John and Debbie, the housekeepers who live at the end of the drive. They will meet you when you arrive, give you a guided tour with some essential information and then leave you be. If you call them, they will be on the doorstep in minutes to solve your problem. Otherwise, you probably won’t notice them until your departure. Cheerful, friendly and helpful, they are a great asset to the house.

Stretton House is mostly used for wedding parties at weekends, but our party (15 adults and 10 kids aged 10-21) went for a week’s holiday. We all found a variety of things to do in the local area and had a great time. I’ll happily recommend Stretton House as a holiday house (by which I mean mansion – it is huge).

I cannot fault Stretton House and can’t wait to go back. We had a winter get-together on the occasion of a milestone birthday, and it was the perfect house and location. With seating in two locations for meals for 32 people, cozy and generous sleeping arrangements for all guests, multiple lounge areas, and two spacious and very well equipped kitchens, everyone was always comfortable. There were a number of small touches around the house which made the stay even more convenient and comfortable – soaps and bathroom accessories; "emergency supplies" available in bathrooms; tea-towels, sponges, washing up liquid and dishwasher tablets in kitchens; logs and coals for the wood burner and fire; easy to use speaker system in the bar/kitchen area; TV’s in nearly every room. Not to mention the generous, personalised Happy Birthday pack of goodies and champagne which were hugely appreciated. We were given a very helpful tour of the house on arrival to learn how to operate all the heating, stoves, locks etc., and were given John’s number and encouraged to ring at any time of day or night should any issues arise during the stay. (They didn’t!) Dena was incredibly helpful prior to the visit, responding promptly to all my questions and clarifications. There are large supermarkets within 10 and 20 minutes’ drive from the house, and you can be in the beautiful Peak District for walks etc in less than half an hour, with some great National Trust properties even closer. We barely wanted to leave the house, however, and similarly only just began to enjoy the gardens and grounds directly around the house. I very much hope to return for another occasion in the future, and as such would strongly recommend Stretton House to other potential guests, for a thoroughly relaxing stay with family and friends.

We had a wonderful stay at Stretton House with extended family of 6 month olds, children, teenagers up to 70+ year olds. The house with its many living spaces worked brilliantly giving each group their own space as well as rooms large enough for all to dine together (32 people). The grounds and games room were perfect for our roaming toddlers and restless young adults. We hope to all come back next year!

Spent the weekend in this magnificent house for my sisters 40th birthday. Place is superb, we were a party of around 24 but its so big you could all find your own space. The rooms were all clean and bathrooms were excellent. The house was warm, considering its size and the fact it was minus 4 outside was great. Had a awesome time and would love to visit again!

A group of 25 of us stayed to celebrate my 40th birthday. Each bedroom has a private bathroom with ample seating areas, two kitchens and beautiful grounds. Dena, John & Debbie were incredibly thorough when showing us round ensuring we had everything we needed. Ashover has some lovely pubs nearby with walks to and from.

I stayed at Stretton House recently with a group and we were not disappointed for a single second. This place is amazing in every aspect. The house is beautiful, and one of the cleanest places I’ve ever stayed, the kitchens, the showers and bathrooms, the bedrooms, the lounges, the cinema room, the dining rooms – all my kinda clean! 😉

The house can sleep up to 32 people and you certainly wouldn’t be on top of each other even at that number. There are lots of places to go to hang out in smaller groups or get some space. The kitchens are stocked with everything you can think of and there’s even a bar area! The views are beautiful, the grounds are gorgeous and the beds were so comfy. Every little thing you might need is there; soap, toiletries, towels, bathmats, bins, mirrors, space to put your make-up, enough sockets, heating (it was a very cold weekend and I wasn’t cold once) and great powerful, hot showers (or baths if you have one),

We had a fantastic tour by John and Debbie – who couldn’t be more helpful and do a fantastic job of care-taking the house. Nothing was too much trouble and it was the icing on the cake to have such lovely people nearby. We asked for shower cleaning tips before we left!

All the previous reviews are well earned. I took so many photos (sadly this review doesn’t let me upload images like I usually would) but I can assure you they’re all stunning.

I love giving reviews on things that are so easy to praise, and it’s not often that’s the case, so thank you so much for sharing this beautiful house and letting people hire it to experience something so amazing. We had a wonderful time.

There is so much to mention about Stretton House and how amazing it is. There were 27 of us in total and as a family we enjoyed every minute we were there. The only thing we would have changed was that we would have loved to be there longer!!

It was a surprise for the birthday boy and what a suprise it was, every room of the house was beautiful with so many places to gather or just relax. No one was ever on top of each other and commented on how stunning the house was including everyone loving their room. It was like a home away from home which allowed us to create the best memories and mark such a special occasion together.

Dena, John and Debbie greeted us which was lovely, taking to time to show us around and give us details about the house, its history. All were very passionate about Stretton house and you could see how much care and attention they put in to keeping every feature and room. Even providing a welcome package and little personalised touches made it more and more special.

The conservatory at night was beautifully lit with candles, the movie room was a constant go to for most of us to watch a movie or the football together as a group and the games room provided a space for some fun competition.

The two kitchens were great, we used one for breakfast which led to the conservatory and the other for evening meals.

The real fires in the house, especially in cold weathers all made it really homely 🙂

We visited local places such as the local winery enjoying some wine tasting and activity centre to do archery, all adding to our long weekend at Stretton House.

I could write so much more about Stretton house from the kids playroom to the stunning views and grounds but I will stop here.

We cannot wait to plan another visit, thank you very much for our stay. We really did have the best time and couldn’t recommend a stay at Stretton House enough!!

Wow, what can I say! Stretton House is unbeleivable, words or pictures really can’t do it justice but in addition to the house it’s Dena and John & Debbie that made our stay even more special.

From the initial enquiry to us leaving nothing was too much trouble and their help and assistance was amazing. John greeted us on arrival in full attire and from that point on we were made to feel special throughout.

We celebrated my 50th here with a group of 22 people. Each and every one of the bedrooms are amazing. We stayed in the main JSG Suite which we loved but everybody said the same of their own room.

Downstairs, everything is provided, you literally don’t need to take anything, cutlery, pots, pans, glasses, eveything you could possibly need to cater is on hand. Having 2 kitchens was a real bonus, we tended to use the East Kitchen for breakfast cooking and the West Kitchen in the evening was ideal for gathering as a group, particularly with it being next to the Bar, which again was great.

We didn’t use the formal dining room as we loved the conservatory and ate there throughout. On the Sunday afternoon we hired Zest Catering (on the recommendation of Dena) and they cooked a full Sunday lunch as well as serving the food. Again, they were wonderfull and I would throughly recommend them.

The TV room is large enough for a group with a huge projector screen.

At no point during the weekend did we feel like we were cramped, we actually didn’t really use the drawing room and there were always places you could chill if you wanted to even with up to 26 people there at one point.

The decor is wonderfull and even after being there a couple of days you could still spot something you hadn’t noticed before. The level of attention to detail shows this isn’t just a house to let, there’s a huge amount of care and thought throughout.

Finally, the welcome pack and message were a lovely touch.

We hope to go back again in the future, if you’re thinking about it just do it, you won’t be disappointed!

Perfect spot for a large group getaway. Nothing has been left out in terms of facilities, you do have to bring your own food. Lots of space, excellent grounds and good parking. Only one slight criticism is that some bedrooms have very firm beds, too firm perhaps for some. In no way would this put me off teccomending the place!

We stayed at Stretton House as a party of 28 ranging from age 7 to age 56. The house is BEAUTIFUL. It is spacious (in fact it takes a few hours to get your bearings and you can easily get lost), beautifully decorated and so well equipped. We wanted for nothing. Even the weather was kind to us for October. We could enjoy the sunshine in the glorious garden, and then enjoy the fires in the evening. We'll be back!

When you approach this stunning house it gives you the impression of a Grand stately home similar to Downton Abbey. It is simply stunning. We went for our friends special birthday and we had the time of our lives. It sleeps at least 30 but we had 21 and there was so much room, we didn't feel crowded at all. The bedrooms are all very special and nearly all had ensuites. We enjoyed the outside area and luckily we had great weather and had a BBQ. We had all the utensils to cook and prepare food. We made use of the cinema room and watched a couple of DVD'S. The men made use of the games annex which included a pool table and numerous other game tables. On the Saturday night we had the outside caterers come and serve us a 3 course meal. We felt really spoilt and it was lovely for our friends Birthday. We loved our time here and are booking again for next year.

What a fantastic time we all had at Stretton House!!!! We booked for a family birthday celebration and despite having over 30 guests, there was so much space for all to relax and enjoy. Whether it was relaxing in one of the several sitting rooms, or dining indoors using one of the two kitchens or even dining outside using the BBQ. The children could amuse themselves in garden on the trampoline while the older ones could use the games provided in the outhouse. Now everyone wants to come back for another get together in the same place- any celebration or excuse accepted. Thank you Stretton House !
