Nestled in the stunning Nether Hall Estate, The Farmhouse is a beautiful Grade II listed country house with accommodation for up to 14 guests and is the perfect setting for spending quality time with friends and family.

The Farmhouse provides plenty of living space on the ground floor and includes a large drawing room with a huge open fire, a cinema room with a 75″ smart TV and surround sound, open-plan dining room seating 14/16, with adjoining superbly equipped kitchen and utility room.

The snug has a large comfortable sofa bed, 55″ smart TV, with adjoining walk-in shower/wet room/bathroom, ideal for guests needing ground-floor sleeping accommodation.

There is a further large shower/wet room/bathroom in the spacious garden room.

The first floor has four large double bedrooms with Hypnos king-size beds, each with its own luxury en-suite bathroom.

The second floor has three further double bedrooms, one of which has two large single Hypnos beds. The house can configure the other two rooms either as a king-size double or two large single Hypnos beds. Two luxury bathrooms serve all rooms (the twin-singles room has dual access to either bathroom).

Outside, there’s a an undercover area with open fire, pizza oven and seating, a gym/games/sports TV room, a large pergola with outside seating and separate dining for 14/16, and a compact outside bar area with views over the parkland and lake. There is also a ballroom events space (c. 1200 square feet) available for hire.

About the location

The Farmhouse has 2 acres of private secluded garden, plus use of an all-weather tennis court, a squash court, outdoor table tennis, a boules court, a croquet set and a children’s play area with climbing frame, swing, slide and tree house. There are walks over the Estate and around the large lake, which has its own rowing boat. The Farmhouse has two electric vehicle charging points for guest use.

Things to do

The Farmhouse lies on the edge of Pakenham, a small and pretty Suffolk village with a pub and small village shop, and which still has both a windmill and a working water mill. It is 10 minutes away from the historic market town of Bury St Edmunds, with its beautiful cathedral and Abbey Gardens, and the Greene King brewery. Newmarket, the home of horse racing, is 20 minutes away, and Cambridge, with its wonderful colleges and punting, is 35 minutes away. Ickworth, a wonderful National Trust property, is only a few miles away, and Euston Hall and Anglesey Abbey are also nearby.
