About The Copse

The Copse is a glorious house high in the Chiltern Hills, close to Henley-on-Thames in Oxfordshire. It’s set in 22 acres, and has views of woodland and wild-flower meadows.

The house sleeps up to 20 guests in 9 bedrooms with 6 bathrooms. Three of the bedrooms are on the ground floor towards the back of the house (one of which is a super-king), and they share two bathrooms. Four of the bedrooms are on the first floor of the main house, two of which are en-suite (one of them has a balcony, over-looking the gardens). The remaining two bedrooms are ideal for young families, as one of the rooms has a super-king and a single, with a double next door. They both share a large en-suite, with access through one of the bedrooms. The larger bedroom opens onto a balcony.

The remaining two bedrooms are on the upper floor of the barn. There are two double beds and two single beds, sharing a single shower room with a loo. Excellent place to stash nocturnal teenagers. 

Downstairs in the main house, there is a farmhouse kitchen and a further smaller kitchen to help make cooking (and washing up) that little bit easier. The kitchens lead into a large family sitting and dining space, over-looking the terrace. The family room has Sky and Netflix, plus a large screen to watch them on.

There is a separate, more formal dining room, seating up to twenty with polite elbow-room. Across the courtyard from the dining room, is the cinema room, which has proper green-velvet cinema seats, complete with cup holders for popcorn, and a huge cinema screen. The barn has a pool table and table tennis, and can be set up to seat 40 guests. 

The Copse overlooks its own pond, and a stream winds merrily through the garden. There is a sunken hot tub on the terrace outside the family room, and a BBQ. Further down the garden is an Arctic Hut, with cosy seating around an open fire. The perfect place for toasting marshmallows and whispering secrets.

About the Location

The Copse is in the Chilterns, in South Oxfordshire, about 40 minutes from London by train. The nearest station is Reading, about 15 minutes’ taxi drive from the house. 

Things To Do

The house is set on 22 acres of its own land, with paths to explore the woodland and secret hollows. There’s lots to do on the Chiltern Hills (which is an Area of Outstanding Beauty), including bicycle trails and walking.

There’s a great local pub near to the house, The Packhorse, which has a gentle circular walk leading around Chazey Heath, and back to the pub. 

Oxford is about half an hour’s drive away (or you could use a park and ride), and there are lots of lovely Oxfordshire market towns nearby, for antique-hunting and afternoon tea. Henley on Thames is about fifteen minutes’ drive away, and makes a great day out if you hire a rowing boat and take a picnic.

We booked this property for my 40th birthday at the end of April. A £500 deposit was paid many weeks in advance for a 2 night stay to secure the property - private chef was booked, driver booked. 2 weeks beforehand we were emailed out of the blue on a Sunday night and told the booking was no longer valid and asked for bank details to send back the deposit. The reason was "unforeseen circumstances" and that the owner needed use of the property. When we called the owner (her details are provided in the welcome pack when you book and pay your deposit) she had no idea what we were talking about. Deposits tend to be a two way contract - it prevents the Client from doing a no show and prevents the Service provider from renting the property to someone else. Clearly the managing agent got a bigger / better booking as things begin to open up post Covid and decided to bump our booking. Utterly shoddy behaviour and has left us completely in the lurch having had the 40th birthday booked and planned many weeks in advance. Avoid this place like the plague, they will lie to you and cancel your booking at last minute if they think someone will pay more.

My wife and I married here in 2017, it is a wonderful venue in a gorgeous location. Our family stayed with us for the weekend making our big day into a great weekend. We have returned since then to relax and enjoy the house and gardens bringing friends and family to have fun alongside us. Highly recommended.
