Our history

 

Hello, it’s Edmund. I started Landed Houses in 2008 after finding it hard to find a house for an event. It took many hours and was incredibly frustrating – I’d search for a house to sleep 20 and find it was either a bunkhouse or 5 separate cottages. None of the existing platforms specialised in large houses and I didn’t want to use an agency either. I wanted to see approximate prices before deciding whether to enquire, and to then liaise with house owners directly. I started Landed Houses to solve these challenges for others. The first website was built by me from scratch but has long since been replaced by the work of more skilled developers!  

Our principles

  • Commission is expensive for houses and many owners avoid it entirely. A flat fee allows the bookings to come direct to you and removes the need to anonymise house names, which gives your guests a better experience.

  • Our competitors generally have tiered pricing and it’s messy. With Landed Houses it’s one fee for everything.

  • There will be times when everything is brilliant and others when you need help. Just contact drop us a line if you need a hand, whether it’s to help fill spare weekends or see whether we can help solve a challenge that you face.

Other things to know

  • All payments are collected via direct debit. This reduces admin so we can spend more time marketing. However, you’ll receive a notification in advance of any payments being collected and you’ll be able to get in touch if you’re unhappy – but hopefully that won’t be case.

  • Bookings will come direct to you which is a blessing but can also be a challenge. If you want to know how each marketing channel is working for you, it’s always best to ask guests how they heard about you. You might also need to make suggestions to avoid hearing ‘the internet’.

  • All sorts have been tried and tested, but right now it’s mainly Google organic and PPC (ads) – with more and more spent on ads to compete with the agencies that try to buy up traffic. There’s also an occasional mention in the papers and thousands of recipients to our newsletters.
