A stunning and scenic 8 bedroom family home tucked away amidst picturesque countryside with an abundance of wildlife and land flanking the river Boyd. Set within five acres of private grounds, these two 16th century mill workers’ cottages were united to form a magnificent family house; there is also a substantial garden annexe which forms the games room and family bedroom The idyllic position overlooks a waterfall with the river flowing by and the rural countryside beyond. The house was used for filming the TV series “”Halcyon River Diaries”” the otters and kingfishers are still in residence!
The accommodation, which is arranged over two floors, includes a spacious country kitchen and breakfast room with rows of tall windows overlooking the river, if you sit quietly at night, you may see the otters, playing in the water and on the terrace. The bespoke Chalon fitted kitchen boasts an Aga, and electric oven, stainless steel integral appliances, a very large integrated fridge freezer, and a central breakfast island. A large and handsome dining room which seats 20 in comfort has exposed beams and has a contemporary log burner and two sets of patio doors which open out into the garden and riverside terrace. A sizeable living room also enjoys views over the garden and river, and benefits from a modern stove fitted into the house’s original fireplace and only 4 foot television with sky. The ground floor is completed by a twin/double bedroom with ensuite washroom.
On the first floor is a breathtaking master bedroom suite with a dressing room, and additional single bed and a luxurious wet room shower and huge jacuzzi bath. There is also a secret door straight out to the large hot tub. There are 3 further good sized double bedrooms each contain two twin or one double bed (zip n Link) Green bedroom has an Emperor size handmade Vi spring bed and has a fully fitted en-suite bathroom with another jacuzzi bath and separate double shower. A separate family bathroom with the Victorian rolltop bath and rainfall shower and a fully equipped laundry room complete the first floor.
Surrounding the house are gardens and grounds totalling approximately 5 acres, with a kitchen garden, hard tennis court, paddock and summer house. Eight hot tub overlooks the river and gardens. There is a separate timber framed two-storey annexe with deck which creates the games room equipped with air hockey, table football and pool. We are adding more games shortly. Downstairs is the and family bedroom sleeping 5 (one double zip n link and a separate single bed, and a sofa bed. The garden annexe contains a spacious double bedroom, with a double bed with kitchenette and ensuite bathroom.
Waterfall House lies in a tranquil and secluded setting on the banks of the River Boyd in Golden Valley, about three quarters of a mile outside Bitton, a village lying equidistant between Bath and Bristol. The property lies within the Green Belt, and on the edge of the Cotswold Area of Outstanding Natural Beauty. The village provides amenities including a selection of local shops, a post office, and a charming pub The Swan. Junction 18 of the M4 Motorway at Tormarton is within 9 miles of the house. London is only 1 1/2 hours drive from here. The city of Bristol is 6 miles to the North West. Bath Spa railway station provides high speed links to London Paddington (90mins approx.), Bristol Temple Meads and the West Country rail network. Connections for these services can be found at nearby Keynsham railway station.
